and reports offered at said Hearing, does find and determine the .following facts:

1. The proposed use is as a development laboratory with no manufacturing

2. ' The site is along the ~reeway and not suitable for residential use,
3. Other Commercial and light industrial uses are located in the area.
18 4. The. buildings will' be an asset to the area and in no way dei'rimental.
