WltEREAS, Said Commission, after due inspection, investigation and studies
made by itself and in its behalf, and after due co-~ideration of all evidence
and reports offered a~ said Hearin~s, does find and determi~ the followimg facts:
1. The above lots ~hich are part of Tract No. 2903 are presently improved with
single f~_mi!y residences, permanently located a~d completely landscaped, that
have been used as model homes.
2. It iS proposed ~o re~ove these homes ama erect a two--story building To be used
for professional offices -~ stores.
3. There is no provision on the General Plan fo= a C-1 development in th{$ area.
4. Protests were received from purchasers of homes directly behlr~ the proposed
C-1 development--that they would not have purchased same if they had been
informed by the subdiv/ders That business was to go in at the rear of their
