DHNYING VARIANCB NO. 984.
WH~.RF~S, The City Planning Commission of the City of Anaheim has received
a Verified Petition from the Owner[s) cf a certain parcel of real property situated
in the City cf Anaheim, County of Orange, State of California, described as follows:
T~n~ative Tract Nt~ber 2140, and further described as lying 660 feet eas~ of Western
Avenue on ~he south side of Ball Road.
Applicant: Orange Gardens Corporation

WHEI{EAS, 2he City Planning Commission did hold a Public Hearing at the
City Hall in the City of Anaheim, on June 16, 1958, NOTICES of which said
Public Hearing were duly given as required by law and the provisions of the ANAHEIM
MUNICIPAL CODE, Section 9Z00; and
WHEREAS, Said Com~ssion, after due inspection, in~ttEation and studies
made by itself and in its~half end after due censideratio.~of all evidence and
reports offered at said Nearing, does find and determine the following facth:
1. The lots will have 65 foot frontages with a depth o£ 100 feet, or 6,$00 squa~.e
feet. The code requires 70 foot £rontages with 7,200 square feet of lot area.
2. There are. no other subdivisions in the area at the present time until Western
Avenue Ks reached on the West, except the other portion of this deveJ.opment as
Tract No. 2147, which is in the City of Stanton, s-nd allows 60 foot frontages
with 6,000 square feet per lot.
3. The proposed houses of 1,108.25 square feet are under the Anzheim Code which
requires 1225 square feet of liveable area.
4. Protests from Orange County Property Owners Association~ Inc. with a petition
containing 165 names of property owners opposing the downgrading of the property
under city standards was received by the Planning Commission.
5. If granted~ this could se% the pattdrn for other large undeveloped land in the
area,,

HEREBY DENI~S VARIANCP~ NO. 984 FOR A WAIVER OF LOT SIZES A~D HOUS~ SIZES IN TRACT
NO. 2140.
