F-58.-59-61 BE DRNIRDWI~OUTpREDJUIC~ WHEREAS, The City Planning Commission of the City of A~aheim has received a Verified Petition from the property owner(s) of certain real property situated in the City of Anaheim, County of Orange, Stats of California, described as follows: Lot 17 of Tract No. 2176, City of Anaheim~ Ceunty ef Orange, State of Calif®znia and further described as the Northwest corner of South Euclid Avenue and Sallie Lane. The Applicant, DR. ROBERT G. ROBB, as Owner, requests that ~he subject property be reclassified from R-l, SINGLE FAMILY R~SID~NTIAL %e ~1, NEIGHBORHOOD COM14B~CIAL t~ permit the use of this residence as a Dental Office. WHEREAS, The City Planning Commission did hold a Public Hearing at the City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION NO. F- 58-59-61 on the 2nd day of March , 19 59, NOTICE of which said Public Hearing was duly given as required by law and the provisions of the ANAHEIM MUNICIPAL CODE, Section 9200~ and WHEREAS, Said Commission, after due inspection, investigation and studies made by itself and in its behalf, and after due consideration of all evidence and reports offered at said Hearings, does find and determine the following facts: 1. Euclid Avenue at this point is unimproved. 2. This lot is ~ enly 66.52 feet in width parallel with ~uclid Avenue and by the time 53 feet is obtained we believe this house will be practically on the street. 3. The applicant stated that he had a 3 year lease in the Medical Center directly worth of this property and was uncertain as to when he might use this property for ~ Dental Office, 4. Off-street psxking on the preperty is a problem and no plot plan showing how it could b[ provided was furnished. NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNIN~ COMMISSION HEREBY RECOMMENDS TO THE CITY COUNCIL 0F THE CITY OF ANAPLEIM THAT RECLASSIFICATION NO. F-58-59~61 be denied without predjuice, but if ~ appreved be subject to the following conditions: -1- 1. The dedication of 53 feet to the City of Anaheim from the cen%erline of Buclid Avenue. 2. Prepare street improvement plans and install all improvements in accordance with approved standard plans in the Office of the City ~n§ineer. 3. Sidewalks to be installed on S~mac Lane. 4. Payment of $2000 per front foot for street lighting purposes on Pu¢lid Avenue. 5. A 90 day time limit f)r the accomplishment of the above conditions.
