WHEREAS, The City Planning Commission of the City of Anaheim has received a Verified Petition from the property owner(s) of certain real property situated in the City of Anaheim, County of Orange, State of California, described as follows: The West 16.58 acres ef the NW~ ef the S~of Section 7, T4S, RIOW, S.B.B. & M. and further described as the S®utheast csrner of Magnolia and Crescent Avenues. The applicant, GIACOMO LUGARO, 8512 Magnolia Avenue, Anaheim, California, as Owner, McDaniel Engineering Company, 222 East Center Street, Anaheim, California, as Authorized Agent, request that the subject property be reclassified fr~m R-A, RESIDENTIAL AGRICULTURAL to C-l; NEIGHBORHOOD CO~RCIAL, and R-3, MULTIPLE FAMILY RESIDENTIAL as indicated cn Tentative Map ®f Tract No. 3365. WHEREAS, The City Planning Commission did hold a Public Hearing at the City Hall in the City of Anaheim upon said VERIFIED PETITION of REOLASSlFICATION NO, F-58-59-63 on the 2nd day of March , 19 59 , NOTICE cf which said Public Hearing was duly given as required by law and the provisions of the ANAHEIM MUNICIPAL CODE, Section 9200; and WHEREAS, Said Commission, after due inspection, investigation and studies made by itself and in its behalf, and after due consideration of all evidence and reports offered at said Hearings, does find and determine the following facts: ; 1. No C-1 Uses are indicated in this area 2. No R-S U~.~ ar. ~.ndt¢~ted in thi~ side of Magnolia Avenue ' and the subject property adjoins an R-1 Tract on the ~ast. '! NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION i HEREBY RECOMMENDS TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION t NO. F-58-59-63 he forwarded tU the City Council without recommendation as a motion to deny the reclassification did not carry hy a 2/3 majority vote ~ but, if reclassified by the City Council the following conditions from the t Engineering Committee be impesed: 1. The dedication sf 45 ft. fram the centerline of Crescent Avenue %~ the City ®f Anaheim. 2. The dedication of 53 ft. fram the centerllne of Magnolia Ave. to the City of Anaheim. 3. Prepare street improvement plans and install all improvements in accordance with approved standard plans on file in the ~ffice ef %he City Engineer. 4. payment of ~$2.00 per fr®n% ft. fsr street lighting purp®ses on Crescent and Magnolia Aves. 5. The filing of standard R-1 and R-3 Deed Restrictions of the City ef Anaheim. 6. A 90-day time limit for the accomplishment of above cen~itions.
