F-58-59~77 B~ APPROVED WI~S, The City Planning Commission of the City of Amaheim has received a Verified Petition from the property owner(s) of certain real property situated in the City of Anaheim, County of Orange, State of California, described as follows: Ail that certain real property situated in the City of Anaheim, County of Orange, State of California described as follows: The South 12 acres of the Northwest quarter of the Northwest quarter of Section 9, Township 4 South, Range 10 West, S. B. B. & M. The Owners, JOSEPH D, KOPSHO JR, and LUCII.I.R K. EVANS, 1762 Crescent Avenue, Anaheim, C;.lifornia, L. Frederick Pack, 149 West Badillo Street, Covina, California, as Authorized Agent, request that the Westerly 343.5 feet be reclassified to C-l, Neighborhood Commercial and that the balance of the subject property be reclassified to R-3, Multiple Family Residential. WHEREAS, The City Pl-nning Commission did hold a Public Hearing at the City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION N0. ~- 58-59-77 on the 6th day of April , 19 59 , NOTICE of which said Public Hearing was duly given as required by law and the provisions of the ANAHEIM MUNICIPA~ CODE, Section 9200; and WHEREAS, Said Commission, after due inspection, investigation and studies made by itself and in its behalf, and after due consideration of all evidence and reports offered at said Hearings, does find and determine the following facts: 1. ~e subject property is South of R-1 development. 2. The subject property is Next t~ C--.1 property and R-3 on the South. 3. Protests were received from 152 property owners in the area. 4. An alley and 6 ft. masonry wall are proposed next to the single family residences on the North. NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION HEREBY RECOMMENDS TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION NO. F- 58~59-77 beapproved for reclassification to C-l, NBIGHBfRHOOD CCb94F/{CIAL for the West 343.5 ft. and the balance of ~he property be reclassified to R~3, MULTIPLt~. PAM1LY R~SID~NTIAL, subject to: -1- The filing of R-3 Deed Restrictions as standard with the City of Anaheim, one condition of ~hich is that no apartments be built over any garage. ;That there be an alley & 6 foot masonry wall along the North side of the property. ~hat there be a dedication te the City of Anaheim of 53 feet on ~-uclid Avenue. iThat there be a dedication to the City of Anaheim of 32 feet on Loara Street. , !~ayment ~f $2.00 per front foot for street lighting purposes. ,}'~repare street improvement plans and install all improvements in accordance with standard approved plans in the Office of the City Engineer.
