F-58-$9-89 BE APPROVED WHEREAS, The City Planning Commission of the City of Anaheim has received a Verified Petition from the property owner[s) of certain real property situated in the City of.Anaheim, County of Orange,. State Of. California, described as follows: Thc South 5 acres of the East half of the Southeast quarter of tile Southeast qua~er of Section 12, Township 4 South, Range 11 West, S. Bi B. & M.'Excepting therefrom those portions deeded to the State of California for road purposes. MOSABURO & I-[~R(t-'NAKAMURA, 2623 West Lincoln Avenue, Anaheim, California, as Owners and Richard L. Tom, 9642 Stonybrook Drive, Anaheim, California, as Authorized Agent request that the Subject property be reclassified fro,, R-A, RBSIDENTIA~ AGRICULTURAL to C-2, GENERAL CO~flKERCIAL to erect a building for stores that will complement tile present nursery business presently on the property. WHEREAS, The City Planning Commission did hold a Public Hearing at the City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION NO. F- 58-$9-89 on th~ 4th day of ~ay , 1959 , NOTICE of which said Public Hearing was duly given as required by law and the provisions of the ANAHEIM ~UNICIPAL CODE, Section 9200; and WHEREAS, Said Commission, after due inspection, investigation and studies made by itself and in its behalf, and after due consideration of all evidence and reports offered at said Hearings, does find and determine the following facts: 1. This property has~been used for a nursery under a Conditional Use Permit granted by the County. 2. It is now proposed to place tile property in a conforming zone and erect a building to house businesses that will complement the present bu~ness. 3. Adequate off street parking is available. NOW, TNEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING CONNISSION HEREBY RECONNENDS T0 THE CITY COUNOIL 0F THE CItY OF ANAHEIM THAT RECLASSIFICATION NO, F- 58-59-89 BH ;~PPROVHD ~OR C-2 GENHRAL CO~CIAL, subject to: 1. Thc dedication to the City of Anaheim of $3 feet from thc centei: line of Magnolia Avenue. 2. Prepare stree~ improvement plans and irtstall all improvements in accordance with approved standard plans xn thc Office of thc City Engineer on both blagnolia and Lincoln Avenues. 25. The payment of $2.00 per frout foot for street lighting purposes on Magnolia and Lil:co.ln Avenues 4. Building slte to have approval of Orange County Flood Control District. 5. That a 90 day ~ime limit be set for the establishment of the above conditions. ,5. Tile l~,uildim% to be erected in accordance with plans presented. 7.
