F-58-59-68 b~r~ WHEP~EAS, The City Planning Commission of the City of Anaheim has received a Verified Petition from the property owner[s) of certain real property situated in the City o~ Anaheim, County of Orange, State of California, described as follows: "Metes and Bounds" Descri~i~ns~. Also to he recorded as Lots Nos. 1, 2, 47, 48 and 49 of Tract No. 3240. The applicant, the TI~TZ CONSTRUCTION CO., 11900 Gilbert St., Garden Grove, Calif., requests that the subject properties he reclassified from R-i, SINGLE FAMILY R~SIDENTIAL to C-i, NEIGHBORHOOD COMMERCIAL to permit these Model homes to he used for Professional-Offices or a combination of Residence and Office use. WHEREAS, The City Planning Commission did hold a Public Hearing at the City Hall in the City of Anaheim upon said VERIFIED PETITION of P~ECLASSIPICATION NO. F-58-59-68 on the 18thday of May , 19 59, NOTICE of which said Public Hearing was duly given as required by law and the provisions of the ANAHEIM MUNICIPAL CODE, Section 9200; and WHEREAS, Said Commission, after due inspection, investigation and studies made by itself and in its behalf, and after due consideration of all evidence and repopts offered at said Hearings, does find and determine the following facts: 1. This reclassification was retuzned by the City Council to be acted upon as a reclassification. 2. Tho Planning Co~,~issiun prev~'~'had given the applicants a Special Use Permit. 3. The Planning Commission originally under the Special Use Permit believed that this would he a good'use of these properties, if the residential character of same was maintained. NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION HEREBY P~ECOMMENDS TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION NO. F-58-59-68 he granted changing the subject properties from R-i, SINGLE FAMILY RESIDENTIAL to C-i, NHIGHBORHOOD COM~.RCIAL subject to: -1- l. That the residential*~¢pearance of the buildings be ma~/~ained. 2. That separate I~ed Res%tic%ions be 'placed on each individual parcel limiting the uses to Business and Professional Offices. or ,¢ for resident-office comCutnationl only. ~ 3. There will be no retail sales of any ki~ on the premises. 4. That the pa~king area of the building fronting on Katella Ave. be at the rear as shown on Layout. 5. That the 10 f%, driveway on %he east boundary of %he property be eliminated. 6. That a 6 ft. masonry wall be erected on lot 49 or wherever the parcels adjoin R-1 property.
