F-58-59-gb be Approved. WHEREAS, The City Planning Commission of the City of Anaheim has received a Verified Petition from tho property owner(s) of certain real property situated in the City of Anaheim, County of Orange, State of California, described as follows: All that certain real property situated in thc State of California, County of Orange, City of Anaheim, described as follows: The Westerly 70 feet of the Hasterly 250 ft. of. the Southerly 150 ft. bf the Northerly 216'ft. of 'the Northeast qUarterof Section 18 - T4S, RiOW, S.B.B. & M. The applicant, LAND HSTATES INC., 9109 Brookhurst Street, Ana'heim, California, as Owner, H. G. Scoville, 7899 Westminster Avenue, Westmtnster,LCalifornia, request that 'the subject property be reclassified from H-A, RESIDENTIAL AGRICULIURAL to C-S, HEAVY COMMERCIAL. WHEREAS, The City Planning Commission did h01d a Public Hearing a% the City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION NO. F- 58-59-95 on the 25th day of May , 1~9 , NOTICE of which said Public Rearing was duly given as required by law and the provisions of the ANAHEIM MUNICIPAL CODE, Section 9200; and WHEREAS, Said Commission, after due inspection, investigation and studies made by itself and in its behalf, and after due consideration of all evidence and reports offered at saidHearings, does find and determine the following facts: 1. The subject property is directly~west of an e×istin9 Service Station. 2. A G-3 Use is required in as much as it i~ proposed to install automobile mufflers. 3. This Would appear to he a 9cod use for the property. NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION HEREBY RECOMMENDS TO THE CITY.COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION NO, F- 58-59-95 be approved for reclassification from R-A, RESIDENTIAL AGRICULTURAL, to C-S, HEAVY'COmmERCIAL subject to: -1- 1. The placing of C-3 Deed Restrictions on the property limiting the C-3 Use to the sale and installation of Automobile Mufflers only and all mufflers must be installed within a building. 2. That the building line set-back be 35 ft. from %he property line. 3. That 66% of the Pm~m'bY be used fo~ off-Street parking. 4.
