F-56-57-42 be Approved. . WHYS, The City P18nning Commission of the City of Anaheim has received a Verified Petition from the property owner(s) of certain real property situated in %he City of Anaheim, County of Orange, State of California, describe~ as follows: The South 110 ft. ~f the West 117 ft. of the fast 142 ft. ~,f the N~Z of the NW~ of the NW~ of Section 18, T4S, R10W, S.B.B. & M. and further described as being 9102 Lincoln Avo. in the City of Anaheim, County of Orange, State .,f California. The City Council returned this application t~ the Planning Commission for a recommendation to ~.~nsider ~hether is area should be reulassified fr~m C-i, N~IGHBORHOOD COMMERCIAL to R-i, SINGLf PAMILY R~SID£NTIAL, to permit the applicant to erect a dwelling and move an existing dwelling presently on the front of the property to the rear of the property. F- 56-57-42 on the 29thday of June , 19 59, NOTICE of which said Public Hearing was duly given as required by law and the provisions of %~e A~ANEIM MUNICIPAL CODE, Section 9~00; and W~S, Said Commission, after due inspection, investigation amd studies made by itself amd in its behalf, and after due considoration of all evidence amd reports offered at said Hearings, does find and determine the following facts: 1. The applicant shows on the Plot Plan presented a street alnn9 ~h~ s~,!th side 'of the properzy out not on his property. 2. It is believed that he world have to dedicate one half of this street cr purchase enough land from the property to the south for this half street. 3. It would appear that this would he a satisfactory development of the property with a less intensive use than as presently zone~, hut should include the entire south frontage of the property. NOW, THEP~EFORE, BE IT RESOLVED THAT THE ANAAtEIM CITY PLA~ING COMMISSION R~REBY RECOMMENDS TO THE CITY COUNCIL OF THE CITY OF A/~AHEIM THAT RECLASSIFICATION NO, F-56-57-42 be approved for the entire south frontage for a depth of 120 ft. f£om the South property line be recl]ssified to R-l, subject to= -1- 1. The dedication to the City of Anaheim cf 30 ft. along the southerly property line for a future street or the purchase of 30 ft. from the property t~.~ The s~uth for one half street. 2.If 30 ft. on the south is not purchased the building set-backs to be 55 ft. from the south property line. 3.All improvements to be put in when development takes place on properties to the east, west and south. 4.Determination to ~ made by the City Engineer whether 25 ft. alley on the east side is to be a p~:ivate or public alley.
