F.58~59-120 BH APPROVED. WHEREAS, The City Planning Commission of the City of Anaheim has received a Verified Petition from the property owner(s) of certain real property situated in the City of Anaheim, County of Orange, State of California, described as follows: Lots 1 - 7 inclusive of Block M, in the Center Tract in the City of Anaheim, County of Orange, State of California. Hilgenfeld, 120 ~as~':Broadway, Anaheim, California, Marcisco Montoya, 204 ~ast Broadway, Anaheim, California Kenneth Synder, 218 ~ast Broadway, Anaheim, California B. Kate Rea, 224 Bast Broadway, Anaheim, California, request that their properties be reclassified from R-3, Multiple Family Residential to C-i, Neighborhood Commercial with the uses limited to those shown in C-7, Business and Professional Office Zone of the new proposed Zoning Ordinance. WHEREAS, The City Planning Commission did hold a Public Hearing at the City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION NO. F-58-59~120 on the 7th day of July , 1959 , NOTICE of which said Public Hearing was duly given as required bM law and the provisions of the ANAHEIM MUNICIPAL CODE, Section 9200; and WHEREAS, Said Commission, after due inspection, investigation and studies made by itself and in its behalf, and after due consideration of all evidence and reports offered at said Hearings, does find and determine the following facts: 1. Bast Broadway is slowly changing from a Multiple Family Residential District to Business and Professional offices. 2. This ~ransition has already started at tDe northwest corner of Broadway and C18udina Street ~nd in the 300 block on thc south side of Broadway. 3. This change would appear to be the highest and best use of these properties. NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION HEREBY RECOMMENDS TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION NO. F-58-59-120 be approved for reclassification from R-3, Muitiple Family Residential to C-l, Neighborhood Commercial, subject to: 1, The filing of C-1 Deed Restrictions of the City~ Anaheim, as approved by the City Attorney and limiting the uses as showm in 9200.C-7-2 as shown in the new proposed zoning Ordinance. ~ 2. Replace sidewalks on Philadelphia, Claudina and Broadway. 3. Replace curbs on Broadway and Claudina Street. 4o ~hat a 90 day time limit be set on Condition No. 1. 5° That Conditions 2 and 3 be required when licenses for proposed uses are requested.
