A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION

WHERF~S, The City Planning Commission of the City of Anaheim has received
a Verified Petition from the property owner(s) of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as follows:
That portion of the NE~ of the NEQ- of Sec. 19, T4S, R10W, in the Rancho Los Coyotes, City of
Anaheim, County of Orange, State of Calif., as said section is shown on a map recorded in Book 51
page 10 of Miscellaneous Maps, in the office of the county recorder of said county, described as
follows:
Beginning at a point on the east line of said section, S. 0° 12' SS" E. 998.S4' from the N~
corner thereof; thence S. 0° 12' SS" E. 110.00' along said E. line to an angle point on the
~,oundary of Tract No. 227S, as per map recorded in book 6S page 27 of Miscellaneous Maps, in the
office of the county recorder of said county; thence S. 89° 47' 27" W. 180.00' along said
ooundary line to an angle point thereon; thence N. 0° 12' SS" W. 10~.00' along said boundary line

The applicants, LOUIS G. VANDERBOOM and MARY MAE VANDERBOOM, as Owners, requesm that the
subject property be reclassified from R-A~ RESIDENTIAL AGRICULTURAL, to C-l, NEIGHBORHOOD
COMMERCIAL, to permit the property ~o be used as a ~hildren's Nursery.
Owners address 223 W. Hampshire, Anaheim, Calif.
WHEREAS, The City Planning Commission did hold a Public Hearing at the
City .Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION
NO. F- 59-60-47 on the 2nd day of Hoverer , 1959 , NOTICE of which said
Public Hearing was duly given as required by law and the provisions of the
ANAHEIM MUNICIPAL CODE, Section 9200; and
WI~S, Said Commission, after due inspection, investigation and studies
made by itself and in its behalf, and after due consideration of all evidence
and reports offered at said Hearings, does find and determine the following facts:
1. This street nearly to the subject property is presently zoned as C-1.
2. There is an.apparent need for such facilities as children's nurseries where
both parents are employed°
S. From a 1And use standpoint, this would be a light commercial use.
NOW, TMEREFORE, BE IT RESOL%'ED THAT THE ANAItEIM CITY PLANNING COMMISSION
HEREBY RECOM~F-arDS TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION
;. NO. F-59-60-47 be approved for reclassification from R-A, RESIDENTIAL AGRICULTURAL,
~-' to C-l, NEIGHBORHOOD C0N~RCIAL, subject to:
1o The dedication of 60 ft. from the centerline to the City of Anaheim on Brookhurs% St.
2. Prepare street improvement plans and install all improvements in accordance with
approved standard plans on file in the office of the City Engineer.
That a payment of $2.00 per front ft. be made for street lighting purposes.
4. That deed restrictions be filed restrictino the use To a children's nursery or any
R-3 use. ~
5. That a 90 day time limit be set for the accomplishment of the above conditions.
