The applicaot, CHAIG JHWHTT & CO., ~1! South Nicolas Ave., Fullerton, Calif., as Owner, requests that the subject property be reclassified from R-A, RHSIDHNTIAL-AGRICULTURAL, to C-S, HEA¥¥ CO~/~RCIAL, to permit the erection of e Servic~ Station. WHEREAS, The City Planning Commission did hold a Public Hearing at the City Hall in the City of Anaheim upon said VERIFIED PETITION of P~ECLASSIFICATION NO. F- 59-60-58 on the 7th day of December , 19 59. NOTICE of which said Public Hearing was duly given as required by law and the provisions of the ANAHEIM MUNICIPAL CODE, Sect!on 9200; and WHEREAS, Said Commission, after due inspection, investigation and studies made by itself and in its behalf, and after due consideration cf all evidence and reports offered at said Hearings, does find and determine the following facts: 1. The subject parcel is triangular shaped and backs up to the Pacific Electric Railroad tracks. 2. On account of the shape of the parcel and the location of it at the S.W. corner of Ball Road and Knott Ave., this appears to he the be~ use of the property. NOW, THEREFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION HERESY RECOMMENDS TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION NO. F- 59-60-58 be reclassified from R-A, RESIDHNTIAL AGRICULTURAL, to C-3, HEAVY COMmeRCIAL, subject to~ 1. The filin9 of C-3 Deed Restriction% approved by the City Attorney, ~imitin9 the C-3 Use to s Service Station only or any C-1 Use. 2. Dedicate 5S ft. from the oenterline of Ball Road to the City of Anaheim. $. Dedicate 53 ft. from the centerline of.Kn~tt~A~nue to the City of Anaheim. 4'. Prepare street improvement plans and install all improvements in accordance with Standard approved plans on file in the Office of the City En9ineer. 5.
