WHEREAS, The City Planning Commission of the City of Anaheim has received a Verified Petition from the property owner(s) of'certain real property situated in the City of Anaheim, County of Orange, State of California, described as follows: That portion of Section 17, T4S, RlOW,in 'the Rancho Los Coyotes~ City of Anaheim, County of Orange, State of California described as follows~ Beginning 40.S92 chains south.and SO.O0 ft. west of.the NH corner of said Section 17 and thence Wost 9.565 chains~ thenco. Frank, 433 W. Center St., Anaheim, Calif. as Authorized Agent, request that the subject property be re~lassified from R-A, R~SIDHNTIAL AGRICULTURAL, to C-l, N~IGHBORHOOD CON~RCIAS, wit}, the. corner reclassified to C-3, HHAVY CON~HROIAL, for a Service Station. WHEREAS, The City Planning Commission did hold a Public'Hearing at the City Hall in the City of Anaheim upon said VERIFIED PETITION of RECLASSIFICATION NO. F- 59-60-14 on the 17th day of August. , 1%9 , NOTICE of which said Public Hearing was duly given as required by law and the provisions of the ANAHEIM MUNICIPAL CODE, Section 9200; and WHEREAS, Said Commission, after due inspection, investigation and studies made b~ itself and in its behalf, and after due consideration of all evidence and reports offered at said Hearings, does find and determine the following facts: i. This is at the southwest corner of ~uclid and Orange Avenues and is presently classified as R-A, RESIDENTIALrAGRICULTURAL, and is an orange grove, which cannot co maintained due to the advent of a subdivision to .the west. 2. It is bounded on the south hy a Cemetery, on the west by a single family tract separated by a Wall, on the North by residential properties and a service station. 3. The proposed use ss a Medical Center for the rear portion from ~uclid Ave. would appear to be the most compatible use for the property in relation to the tract to tho west. It will he the new home of the Johnston-Gendel Clinic. 4. The corner is proposed for a service station which is the same use as presently across the street. NOW, THEP. EFORE, BE IT ~RESOLVED THAT THE ANAHEIM CITY PLANNING COMMISSION HEREBY RECOMMENDS TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION NO. F- 59-60-14 be approved for C-!, NEIGHBORHOOD CO~&~ERCIAL, and that the corner for a distance of 150 ft. on each street he approved for C-3, HHAV¥ COMMERCIAL. subject to= -1- 1. The filing of C-1 Deed Restl. ,ions, limiting the use to bus~. is and professional offices approved by the City Attorney. 2, The filing of C-3 Deed Restrictions, limiting the use to a Service Station only, approved by the City Attorney. 3. The erection of the buildings essentially as shown on the plan presented. 4. That there be an entrance'and exist along the south end of the property from Euclid Ave. 5. That 53 ft. be dedicated to the City of Anaheim on Euclid Ave. 6. That 32 ft. be dedicated to the City of Anaheim on Orange Ave~ 7. Prepare street improvement plans and install all improvements in accordance with approved standard plans on rile'in the Office of the City En'gineerron both Euclid and Orange Avenues. 8. The payment of $2.00 per front ft. 'fo~ street lighting on both Euclid and Orango Avenues. 9. That a 90 day time,limit be set for the a~complishment of the above conditions.
