WHEREAS, The City Planning Commission of the City of Anaheim has received
a Verified Petition from the property owner(s) of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as follows:

WHEREAS, The City Planning Commission did hold a ~blic Hearing at the
City Hall in the City of ~naheim upon said V~IFIED PETITION of RECLASSIFICATION
N0. F- 58-59-116on the 7th day of July , 19 59, NOTICE of which said
~blic Hearing was duly given as required by law and the provisions of the
~AHEIM ~NICIP~ CODE, Section 9~00; amd
WHEREAS, Said Commission, after due inspection, investigation and studies
made by itself and in its behalf, and after due consideration of all evidence
and reports offered at said Hearings, does find and determine the following facts:
1. The subject properties have been submitted in conjuction with Tentative Maps of Tracts
Nos. 3485 and 3486.
~nese two tracts contain 20 acres, which will be developed with homes priced from
$18- 20,000 with 1500-1600 square feet of liveable area.
3. There homes will act as a buffer to the homes to the south and purchasers of same will
know that R~3 and M~I is proposed to the north.
4. The R-3 will put no load on the school system in comparison to that of the proposed
single family tracts.
5. The M-1 will face property presently classified as M-1 and side on property across the
tracks to the east, presently classified as
NOW, THEREFORE, BE IT RESOLVED THAT THE ~FAHEIM CITY PLANNING COMMISSION
HEREBY RECOMMENDS 20 THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT RECLASSIFICATION
N0. F-$8-59-116 be approved for reclassification from R-A, R~SID~NTIAL AGRICULTUR~ to
R-3, ~LTIPLE FAMILY RESIDENTIAL and M-l, LI~TN4~NUPACTURING, subject ~o:
1. That all ingress and egress-~o the M-1 property be from Broa~.,wt.
2. The R-3 Deed Restrictions of the City of Anaheim be placed on the property classified as R-3,
Multiple Family Residential as approved by the City Attorney.
3. That the City Attorney prepare Deed Restrictions for the M-1 property including architectural
control and a review by the Plannin§ Commission of uses, before any license is grantod.
4. That there be a dedication of 45 feet from the center line of Broadway to the City of Anaheim.
5. That there be a dedication of 32 feet from the center line of Loara Street to the City of
Anaheim.
6. Th~ayment of $2.00 per foot for street lighting purposes on both streets.
7. Prepare street improvement plans and install all improvements in accordance ~.th standard
approved plans on file in ~he office of the City ~ngineer.
8. Pile a subdivision map or maps. 9. That 90 day be set for the accomplishment of above
conditions.
