WHEREAS, The City Planning Commission of the City of Anaheim has received
a Verified Petition from the property owner(s) of certain real property situated
in %he City of Anaheim, County of Orange, State of California, described as follows:

Public Hearing was duly given' as required by law and the provisions of the
ANA~EII ~13NICIPAL CODE, Section 9200; and
WN~REAS, Said Comm~ission, after due inspection, investigation and studies
made by itself and in its behalf, and after due consideration of all evidence
and reports offered a% said Hearings, does find and determine the following fac%s:
1. Property is bounded by R-3 to the south, an £1ementary school to the east, and a
20 acre parcel 330' to the north zoned for C-1.
2. There is no R-1 in the area.
3. This is the most logical use of the subject property.
NOW, T~P~EFORE, BE IT RESOLVED THAT THE ANAHEIM CITY PLA~ING C0~ISSION
HEREBY REC0MI{F./~DS TO THE CITY COUNCIL OF TRE CITY OF ANAHEIM THAT RECLASSIFICATION
NO. F- 59-60-42 be Approved sub~ect to:
1. One story construction with 4 units to each lot as proposed by the applicant.
2. Dedication of 53' on Knott Ave.
3. Prepare Street improvement plans and install all improvements in accordance with
approved standardlplans on file in office of City Engineer.
4. Payment of $2.00 peI front foot for street lighting purposes.
5. Recordation of Subdivision map.
6. 180 day time limit for completion of above conditions.
