VPHEREAS, Said Commission, after due inspection, investigation and studies
made by itselY and in its behalf. and after due consideration of all evidence
and reports offered at said Hearings, daes fittd and determine the following facts:
1,. Petitioner request8 e reclassification of sub~oct property from R-1, Single Family
Residential, Zone to the C-l, Noighborhood Coa~nercial~ zoae to permit the ~onveraion of
an existing reaidential strt~cture to profeasionnl medical-dental officeo.
2. Proposed development vrould be compatiblo with the existing uses in the area and would
constitute an extension of the C-1, Neighborhood Commerc3al~ develo~snent abutting
sub~ect propertp on the eaet.
3. Proposed development would aliminate a haaardous condition at the interaoction of
Kateila Avenue and Varna Street and would tonetitute an improvement of the erea.
