Legal description on file in the office of the Planning Department. ; aad WF~RBA3, the City Planning Commission did hold a public hearing at the Ci#y fisll in the City of Anaheim on Y~pril 3, 1961 at 2:00 o'clock P.M.~ notice of said public hearing having been duly given as reguired by]aM aad iu accordance ecith the provi- sions of the Anaheim Municipal Code, Chapter 18.72, to.hear and conaider Rvideace for and against said p~oposed reclassificatioa and to investiga4e and make findiags and reco'men- dations in conr.-ectioa therewith; and WtffiY'~AS, said Commisaion, after due inspectioa,inveatigation, and study made by it- self and in its behalf, and after due consideratioa of all evidence and reporta offered at said hearing, does find and determime the foilowing facts: 1. That the petitiouer proposes a reclasaification of th~ abo~e described pro- perty from the R-A, Residential Agricultural, Zone to the R-3, Multiple Pamily Residen- tial, Zone. 2, That the proposed reclses3~ication af sub,ject propertq ~,_ neceas~ar~ or desirable for the orderly aad proper development of the commuaity. 3, That the proposed reclassification of sub,~ect property does pzoperlq selate to the zonea and their permitted uses locallq establiahed in close proximity to subject property and to the zones and their permitted uses generally establiahed through- out the co~unity, 4. That the ~zoposed recias~ification of sub3ect property doea require dedicatic±~ for and ~tandard improvement of abutting streeta becauae said property does reiate to snd abuY upon atreets aad highways which are proyosed to carr~ the fiqpe and qua:atity ~f traffic~ which wili be generated by the ptr.iit#ed usea, in •accord- ance with the circu.latioa element of i:he General Plan. 5. Development substantially in accorr~ance with plans presented sub,ject to approval of Petition for Variarice No. 1348. 2, Bedication of 53 feet from the moc:umented c~nterlisze ~~f Ball Road (30 feet existing). 3, Dedication of 20 feet along rear 1ot line for alley. 4. Preparation of street improve~nent plaris and installation of all improvements in accordance with approved standard p1aAs on file in the Office of the City ffi-gineer, oh Ball Road and the alley. 5. Fayment of $2,00 per front foot for stzeet lighting purposes. 6. Time limitation of 90 days for ti?e accomplishm~nt of Items No. 2, 3, 4, and 5, 7. Blimination of vehiculac access to Ball Road upon the completion of dedication and improvement of the alleq abutting the northerly property line and extending from Da1e Avenue to Ball Road.
