the City of Anaheim~on Aprii 17, 1961 at 2:00 o'clack Y.M.~ notice of suid
public hearing having been duly given as required by]aw aad in accordance with the provi-
aions of ihe Anaheim Municipal Code, Chapter 18.68, to hear and aonaidrr evidence for and
against said proposed variance and to investigate aad aate findiuga aad recommendefioas
in connection therewith; and

self and in its behalf, and after due consideretion of all evidencee and reporta offered
as said hearing, does fiad and determine the following facts:
•l. That the petitioner requeats a variance from the Ani'aheim Municipal Code; '

2. That there are exceptiolal or extraordinary circumstancea or coa3itione

are hezeby found to be a necessary prexe~uisite to the proposed uae of the sub,~~ct pro-
perty in o=der to preserve ~the safety and gsnera.i ttelfare of the Citizens of Anaheim:
1, Development substantially in accordance aith pl:+.,i.~ presented with the exception
that the pazking area layout be amnnded co c~uforn to Code requirements.
2. Maintenance of a fifty (50) foot building setback from the west property line abutting
Harbor Bonlevard.
3, provision of forty (40) feet of landscaped area abutting west property line on Harbor
Boulevard. Plans for said landscaping to be submitted to and approved by the Super-
intendent of Parkway Maintenance.
