VanHorn, 1916 West Ball Road, Anaheim, ~ California, Owner; Grace Missionary Baptist Church, Agent. of certain real pzoperty situated in the City of Anuheim, County of Orange, State of California, as described in Bxhibit "A" or as follows: Bxhibit "A" on file in the office of the Flanning Departmenic. ; 8IId WHHRF.R.S, the Ci~y Plan^ing Commissian did hold a public hearing at the Citq Hall ia the City of F.naheim on May ~, 1961 at 2:00 o'clock P,M., notice of said public hearing having been d~ .y given as required by]aw and in accordaace rtith the provi- aions flf the Anaheim Municipul Code, Chapter 18.64, to hear and consider evidence for and against said propused conditional use and to investigate and make fiadinga and' reco~en- dations in connection therewith; and WH6RBAS, said Coami.ssivn, after due inspectioa~investigation, and atudy made by it- self and in its behalf, and after due consideration of all evidence and reports offered~ at said hearing, does find and determine the following facts: 1. That the proposed use ~.s properly one for which a Conditional Use Permit is anthorized by this Code, to wit: A ck~urch. 2, That the proposed use tvill not adverseiy affect tFle ad,joining land uses aad the growth and development of the area in which it is nroposed to be located. 3. That the size and ahupe of the site proposed for the use is adequate to allow the full development of the 7?roposed use in a ma~nner not detrim~ental tp the parti- cular area nor to the peace, health, asafety, and general welfare of the citizeus of the City of Anaheim. 4. That the traffic generated by the proposed use wiil not impoae an undue bur- den upon the streets and highways design~d and isproeed to carry the traffic in the area. 5. That the granting of the Conditional Use Fermit under the conditions imposed, if aay, will n~+ be detrimental to the peace, health, safety, and geaeral xeifare of the citizetts of the City of .Anaheim. • 6. That no one appeared in opposition to subject petition. Dedication of 53 feet from the monumented cente=Yine of Ball Road (30 feet existing). 2, Preparation of street improvement plans and insiaiiation of all iuprovements in accordance with approved standard plans on file in the office of the City Bngineer. 3. Payment of $2.00 per. front foot for street lighting pur?oses. 4. Provision of utility easements along ex4erior boundaries as determined by the Director of Utilities, 5. Developruent 3ubstantially in accordance with plans presented, 6. Time limitation of two (2) years for the use of the building pPesently located on subject property for church facilities at present location. 7, Provision of adequate parking facilities in accordance with Code requirements upon completion of the proposed construction of the new church building. 8, provision of a ten (10) foot wide landscaped strip abuL•ting and parallel to the front propesty line, and the p=ovision o£ tree wells every forty C40) feet in the public parkway„ Piana for aaid landscaping and txee welis to be submitted to and appraved by the Superintendent of Parkway Maintenance. 9. P^;ting of a bond for the period of twc (Z) years from the effective date of se~b- ject petiticn to ~r.~ure the construction of a six (6) foot masonry iaall on the south and easi praper4y lines abutting the R-A, Residential Agricultural~ zones, providing said abuttiag property has not been developed for residential purposes by the date of expiration of said two (2) year period of time.
