against said proposed variance and to investigate an3 nate findings and recommendatio;~s

self and in its behnlf, and after d~ae consideration of all evidence and reports offered
as said lxearing, do~es find and determine 4be £oliow3~ Pacts:
1. That the petitioner requests a variance from the Anaheim Municipal Code:
Section 18.62.06U to permit the construction of two story multiple family residential units
on Lot Nos. 37 to 50 of Tract No. 4107.
2, That there are exceptional or ex±raordinary circumstances or conditions
applicabie to the property inwived or to the intended use of the property that do not
spply generaily to the propertq or class of use in the same vic3nity and zone.
3, That the req~uested variance is _ ne.;e$ssry f'or the preaervatioa and en3oye~ent
of a substantial ~roperty right possessed h,q ot&er property in the same vicinitq and
zone, and denied to the property ia question. "•
4, That the requested variance tvili not be materially detrimental to the public
weifare or injurious to the pxoperty or improvements in such viciaity and z~ne i+n wh3.ch
the property is located.
5. That the requeated ~ariaace ~ w311 no~E adversely affect the Compr.ehensive
General plan, ',
6. That i:ots 37 to 50 abut the Orange County Flood Control Channel. Consequeatly,
said. channel wi13. serve as a baxrier between Ehe subject ~sopetty and the R-A, Residential
Agricultural, Zone property located southerly of the Orange County Plood Contxol Channel.
7. That writLen opposition, in addition to verbal opposition, was rec~~rded against
Petition for Reclassification No. 60-61-86 at the meetivg on April 17, 1961. However, no
opposition was xecarded against subject petit.ion for Variance No. 1354 at the meeting of
June 12, 1961 or th~ meeting of June 26, 1961.
