NOhi, 1fIBRHFORH, BB IT RBSOLVHD that the Anaheim City Planning Commission hereby
recommends to 4he City Council of the City of Anaheim that Petition for Reclassification
:;~. 6n-51-107 be approved and, by so doing, that Title 18-Zoning of the Anaheim
Municipa.l Code he amended to er.clude the above described property from the R A, Residential
Agricu~~ural zone and to incorpora:e said described property in the C-1, Neighborhood
Commercia.l zone, upon the following conditions which are hereby found to be a neces-
sary prerequisite to the proposed u~a of the subject property in order to preserve the
safety and general welfare of the Citizens of Aaaheim:
1. Development substantially in accordance witti plaris presented.
2. Preparation of s4reet improvement plans aud installation of all improvements for
Lincoln Avenue in accordance with the approved standard.plans on file in the office of the
City 8ngineer.
3, payment of $2,00 per front foot for street lighting purposes on Ia.ncoln Avenue.
4, Provision of utility easements along exterior boundaries as determined by the Director
of Public Utilities.
5. Time Limitation of ninety (90) days for #he accomplishment ~f Items Nos. 2, 3, and 4.
6. Provision of parking facilities in accordance with Code requirements.
7. Provision of a ten (10) foot landscaped strip along the planned highway right-of-way
line, said landscaping to be subject to the approval of the Superintendent of Parkway
Maintenance.
