~I r 1. That the petitioner requests a variance from the Anaheim Municipal Code: '

J~ ~ would only contribute to an undesirable situation; whereas, since the sub~ect
,I f and abutting properties to the north are under one ownership, a clearance of

~,j with the existing R-3 zoning would substantially encourage an upgrading of
