NOW, THBRSPQRH, BH YT RBSOLVBD that the Anaheim City Planning Commissioa hereby zecommends to the City Conncil oF the City of Anaheim that Pe4ition for Reclaseification No. 61-62-56 be approved and~ by so doing~ that Title 18-2oning of the Anaheim Municipal Code be amended to exclude tSie above described property from the R A, Residentia]. Agricultural zone and to incorporate said descriUed property in the C-1, Neighborhood Commercial, Zone, and the C~3,~Heavy Commes~ial, Zone'(],imited to service station use only), upon the following conditions which are hereby found to be a necessary prerequisite to•the proposed-use of the subject property in ordG~-~o..preserve the safety and general welfare of the Citiznes of Anahe±m: 1. Development substaritially in accord~ ce with Sxhibit Nos, 1 and 2, with the installation of a minimum six (6) foot strip of landscaping,along the Buclid Avenue and Broadway Street frontages of the proposed C-1, Neighbornood Commercial, portion of subject pro- perty, plans for said landscaping to be submitted to and sribject to the approval of the Superintendent of Parkway Maintenance and to be instalied prior to Final Building Inspection. 2, Installation of a six (6) foot masonry wall along the south and'kest boundaries of subject property from the grade level of the abutting properties prior to Pinal Building Inspection. 3. Recordation of commercial deed restrictions ].imiting the proposed C-3, Heavy Commercial, Zone property to service s#ation use only, or any C-1, NeigHborhood Commercial, Zone use. 4. Recordation of standard deed restrictions limiting the maximum height of any buildings on subject property to one (I) story. 5. DEdication of 45 feet from the monumented centerline of Broadway (30 feet existing). 6. Dedication of 53 feet from the monumented centerline of Huclid Avenue (30 feet existing). 7. Preparation of street improvement plans and installation of ali improvements for Broadway and Huclid Avenue, subject to the approval of the City ~n ineer and in accordance with the adopted standard plans on file in the Office'of the ~ity Hngineer. 8.
