Thet the proposed use is prope:ly one for which a Conditional,Use Pecmit is authorized by this Code, 9ection 18.64.02p (3-j) to permit the establishment of a theater-convention hall on sub- ject property. 2, That the proposed uae will not edversely effect the a2joining land uses end the growth end development of the atea in which it is preposed to be located. 3. Thet the size and shepe of the site pcoposed for the uae is edequete to allow the full development of the proposed use in a mennet not detrimente~ to the pedicular area nor to the peace, health, sefety, and general welfere of the Citizens of the City of Aneheim. 4. fihat the traffic generated by ttie proposed use will not impose an undue buiden upon the streets and highways designed and-proposed to cariy tlie traffic in the area; provided that access easterly to the freeway frontage road is provided, 5. That the granting of the Conditional Use Permit under the conditions imposed, if any, will not be detrimental to the peace, health, safety, and general welfare of the citizens of the City of Anaheim, . 6. That it is hereby recommended ia the eveat properties abutting to the east of subject property are developed wi~th facilities catering to large assemblages of people, that access be limited to Harbor Boulevard and the freeway frontage road only and that ' Zeyn Street and Clementine Street be cul-de~saced to prevent a confiict of heavy traffic with the existing industries establiahed on these two streets. 7. Develapment substantialiy in accordance with Bxhibit Nos. 1 aud 2, with t e pxovis on that parking area be provided on the basis of one parking space £or every five (5) , seats in the assembly building. 2, Dedication of 60 feet for the proposed road from the Convention Hall site to Harbor Boulevard. 3. Yreparation of stree4 improvement plans and installatioa of all ~npr.ovements for the proposed road from #he Convention ~iall site tb Harbor Soulevard, subject to the approval of the City Bagineer and in accordance with tlie adopted standard plans on file in the Office of thz City Bngineer. 4. Installation of street lights on the proposed road from the Conventi~:n Hall site to Harbor Boulevard in accordance with a street lighting plan approved by the Director of Public Utilit~es. 5. Dedication of a roadway sixty (60) feet in width to provide access from the subject property to the freeway frontage road easterly of subject property, the alignment of said roadway to be, subject to the approval of, the City Sngineer. 6. Posting of a bond for the period of two (2} years to insure the preparation of street improvement plans and installation of all improvements for the access road, subject to the approval of the City Engineer and in accordance with the adopted standard plans on file in the Office of the Cit y Bngineer. 7. Instaliation of street lights on the proposed access road in accordance with a street lighting plan approved by the Director of Public Utilities at the time of development.of sub,7ect property.
