Johnson 1733~ West Lincoln Avenue,.Anaheim, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of Califoraia, as described in Hzhibit °'A" or as follows: Lot 139 of Tract No. 2779 ; and WHEREAS, the Ctty Plenning Commission did hold a public headng at the City Hall in the City of Aneheim on. December 27 1961 at 2:00 o'clock P.M., notice of seid publlc heering heving been duly given as cequlred by lew end in eccor~ence with the provisions of the Aneheim Municipel Code, Chapter 18.68, to hear end consider evidence for and egainat seid proposed varience end to investigate end meke finding's end recommendatlons in connoction therewith; aind WEiEREAS, said Commission, eftec due inspection, investigetion, and study made by itaelf end in its behelf, end after due consideration of ell evidence and reports offered as seid hearing, does find end deteemine the following facts: 1. Thet the petitioner requests e varience fmm the Anaheim Municipel Code: Section 18.32.080 (5) to permit a coverage of sixty-eight (68) percent of the lot area of~sdbject property. 2. That there are no exceptional or extraordinary circumstances or conditions appli- cable to the property involved or to the intended use of the property that do not apply generally to the property or class of use =n the same vicinity and zone. 3. That the requested variance is not necessary for the preservation and ettjoyment of a substantial property right possessed by other property in the same vicinity and zone, and denied to the property in question. 4.
