NCJW, ~IBRBFORB, BB IT RBSOLVHD that the Anaheim City Planning Commission hereby
recommends to the City Council of the City of Anaheim that Petition for Reclassification
No, 61-62-10 be approved and, by so doing, that Title 18-Zoning of the Anaheim
Municip2l Code be amended to exclude the above described property from the R-1, One Pamily
Residential zone and to incorporate said described property in the R-3, Multiple Family
Residential zone, upon the following conditions which are hereby found to be a neces-
sary prerequisite to the proposed use of the subject property in order to preserve the
saFety and general welfare of the Citizens of Anaheim:
1, Development sabstantially in accordance with Exhibit "I" with deletion of six foot
fence in fron4 yard area and limiting construction to one storyin height.
2. Recordation of standard R-3, bfultiple Pafiily Residential, Zone deed restrictions.
3, provision of a six (6) foot masonry wall on the no'rth property line abutting the R-1,
One Pamily Residential, Zone, except that said wall shall be reduced to three and
one-half (3~) feet in the required fron4 yard of the subject property.
4. Payment of $25.00 per dwelling unit Park and Recreation Fee to be collected as a part
of nui.ldiag Permit.
5, Time limitation of ninet~y (90) days for the accomplishment of Item Nos. 2, 3, and 4,
