Buena Yark, California, Owners, proposing reclassiFication of the followiag described
property: The West 100 feet of the Bast 310 feet of the Southwest quarter of the South-
west quarter of the Southwest quarter of Section Pourteen, Township Four South, Range
Eleven West, S.B.B. & M. Hxcepting therefrom the North 264 feet.

dations in connectiou therewith; and

self and in ita behalf, and after due conaideration of all eviden~e aad reposts offered
at s~id hearing, d~ooa fiad aad determiae the foilo~ving facts:

perty from the R-A, RBSIDHNTIAL AGRICULT[JRAL, 20NS to the R-3, MULTIPLS PAMILY RHSIDBNTIAL,
ZONH.

at the meeting of August 21, 1961, a letter of'protest was filed against subject petition
on August 13, 1961.

NOW, THBRHFORB, BE IT RESOLVBD that the Anaheim City Planning Commission hereby
reeommends to the City Council of the City of Anaheim that Petition for Reciassification
No, 61-62-13 be approved and, by so doing, that Title 18-Zoning of the Anaheim
Municipal Code be amended to exclude the above described property frum the R-A, Residential
Agricultural zone and to incorporate said described property in the R-3, Multiple Family
Residential zone, upon the following conditians which are hereby found to be a neces-
sary prerequisite to the proposed use of the subject property in order to preserve the
safety and gener.al welfare of the Citiaens of Anahcim:
1. Development e; tabject ptoperty substantislly in accordance with Exhibit Nos. 1 and 2.
2. Recordation of R-'.•; ,ti~altiple Pamily Residential, Deed Restrictions limitiag the use of
subject property io multiple family occup~::lcy.
3. Dedication of 53 fe~_t f:~om the monumented centezline of Ball Road, 430 feet existing)
4. Preparation ~f :~L-reet in;~~•ovement plans and installatiou of all improvements for Ball
Road, in accus:dance with approved standard plans on file in the office of the City
Hngineer.
5. ~'ayment of $2.00 per front foot for street lighting purpo~es on Ball Road.
6. i'ayment of $25.00 per dwelling unit Park and Recreation Pee, to be collected as part
af the Building Permit.
7, Provision for utility easements along the exterior boundaries as determined by the
Director of public Utilities. •
