of certain real property situated in fhe City ~f Anaheim, County of Orange~ 3tat~ Qf
California, as described in Hxhihit "A" or as followa: Legal description, Exhibit "A", on
file in the office of the Planning Department.

WFffiREAS, the City Planniag Commission did hold a public hearing at the Citq Hall i~.
the City of Anaheim on Septernber 18, 1961 at 2:00 u'clocl~ P.M., notice of said
public hearing having been du].y given as required by]aw and in accordance with the prov~l-
sions of the Anaheim Municipa]L Code, Chapter 18.64~ to hear and c~nsider evidence for and
against said proposed conditional use and to investigate aad make findiaga aad reco~en-
dations ia connection therewi•th; and
WF~3RBAS, said Commissioni, after due inspection,investigation~ aad study made by it-
self and in its behaif, and af4er due consideration of all evideuce and re-porta offered
a4 said hearing, does find aad determine the following facta:
1. That the proposed use ~~ „~operly one for which a Conditional Uae Permit
is anthorized by this Code, •to wit; a prac.ical aurses training and secretarial service school.
2. That the proposed use will not adversely affect the ad,~oining land uses and
the growth and development of the area 3n iehich it ia proposed to be lacated.
3, That tlie size and shage of the site proposed for the use ~ ad~equate to
aliow the Eull development of the proposed use in a maaner not dretrimental to the parti-
cular area nor to the peace, health, safety, and genexal welfare of the citizens of the
City of Aaaheim.
4. 'Yhat the traffic generated by the Froposed use will not 3mpose an undue bur-
den upon the streets and highways desigaed stnd isproved to esrrq the fraffic ia t~e asea.
5. That the grantina of the Conditional Use Permit under the conditions imposed,
if any, will not be detrime:atal to the peace, health. safefy, and geaeral orelfare of the
citizens of the City of Anaheim.
6. Tk:at verbal opposition by o~ie owner of property in the axea, in addition to one
letter of protest, was recorded against subject petition.

NCM, THBRBFOR~, BB IT RBSOLVHD that the Anaheim City Planaing Commission hereby
approves Conditional Use Permit No. 157 ~ ~pon the following condit3ons which
are hereby found to be a necessary prerequisite to the propoabd uae Of the sub,ject pro-
perty in order to preaerve the oafety and generai xelfare of the Cit3zcas of Anaheim:
1. Limitation of the occupancy by the petitioners for the proposed use to that portion
of the building as specified on Exhibit No. 1.
2. Subject to the approval of ~he Chief Building Inspector, Pire Chief, and the State
of California Department of Education prior to Final Building Inspection.
3, Installation of sidewalks and curbs in accordance with the approved standard plans
on file in the Office of the City Sngineer.
4. Time limitation of one hundred eighty (180) days for the accomplishment of Item
No..3.
