R-1 -1- - ----- ---.. __---- „ ~ _.._ ° i ~ j, C.~ ~ ~~ :~ ~ ~ ;:~ f.. ~:'- ,3 ~ ~ ~~ f ~ ;~ .1 NOH1, THBRHPORB, BH IT RSSOLVBU that the Anaheim City Planning Commission hereby recommends to the City Council of the City of Attaheim that Petition for Reclassification No. 61-62-23 be approved and, by so doing, that Title 18-2oning of the Anaheim Municipal Code be amended to exclude the above described property from the R-A,Residential Agricultural zone and to incorporate said described property in the C-1,Neighborhood Commercial . zone, upon the following conditions~which are hereby found to be a neces- sary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the Citiaens oY Anaheim: 1. Development substantially in accordance with Hxhibit Nos. 1 2, and 3, with the stipula- tion that no buildings be placed within 120 feet of the nor~herly pro~erty line~ and with the exception that those areas proposed for ingre'ss and egress be modified, limiting the access from Monterey.Street to the center access area only, as indicated on Bxhibit No. 1, and with the provision of landscaping in accordance with the requirements stipu- lated in Condition No. 2, Plans ~or 3aid development to be submitted to and subject to the approval of the Ruilding and planning Departments. 2, ~rovision of a minimum six S6),foot strip of landscaping,along Monterey Street,and Lin- coln Avenue with the installatioa of tree wells, eitrier in this landscaped strip or in the parkway portion of the lanned highway right-of-w~y line of Lincoln Avenue and Mon- terey Street, placed at for~y (40) foot intervals,.plans for said landscaping to be sub- mitted to and sub,7ect to the approval of the Superintendent of Parkway Mas.ntenance and to be installed prior to Final Building Inspection. 3, Installation of a six (6) foot masonry wall along the northerly property line where sub- ,ject property abuts the R-1, One Family Residential, 2one prior to Pinal Building In- spection. 4. Provision of parking in accordance with Code requirements and in accordance with the open-air parking space standards on file in the office of the planning Department. 5. Payment of $2,00 per front foot for street lighting purposes on Lincoln Avenue. 6. Installation of sidewalks in accordance with the approved standard plans on file in the Office of the City Hngineer. 7, Installation of standard commercial driveways in accordance with the approved standard plans on file in the Office of the City 8ngineer. 8, Provision of utility easements along exterior boundaries as determined to be necessary b the Director of Public Utilities to adequately serve the subject property and other p~operty. . 9, Time limitation of ninety (90) days for the' accomplishment of Item Nos. 5, 6, 7 and 8.
