Petition for Reclasaificatioa from DONALD M. WILEY, 513 South Buclid Avenue, Anaheim,
California, Owner; BDWARD PICASSO, 228 Hacienda Street, Anaheim, California, Agent;
proposing rec:lassification of the following described property: All that certain land
situated in the State of California, County of Orange, City of Anaheim, described as
follows: Lot 77 of Tract No. 2402, as shown on a Map recorded in Book 79, pages 37,
38 and 39 of Miscellaneous Maps, records of Orange County, California

at sa3d heariag, doea find and determine the foilowing facta:
1. That the petitioner pro~oaea a reciassific~#ion of the above deacribed pro-
perty from theR-1, ONB PAMILY RESIDBNTIAL, ZONli to the C-1, NEIGHBORHOOD COMMBRCIAL, ZONB.
2. That the propoaed reclaeaificatioa of aub,~ect property not necesau~ or
deaizable for the orderly aad proper developmeat of th~ coaunity.
3. That the proposed reclassificntioa of aub3ect property dces not properly
relate to the zonea and their permitted usea ioceliy establ3ahed ia close prozisit~ to
sub3ect property and to the zoaea and the3r permitted uaea generally eatublished thrQUgh-
ou~ the co~unity.
4. That the establishment of a service station and other commercial development in
close proximity to subject prcperty does not establish a pattern for commercial development
in the area.
5. That it is hereby recommended that consideration of the proposed use of the sub-
ject pxoperty, for a real estate office to be operated in conjuaction with the residential
use of subject property, could be accomplished by the filing of a Petition far Variance,
6. That ve•rbal opposition by one owner of property in the sub,ject area was re-
corded against the subject petition.

NCk7, THBRBPORH, BB IT RBSOLVED that the Anaheim City Planning Commissioa hereby
recommends to the City Councii of the City of Anaheim that Petition for Reclassification
No.61-62-24 be denied and, by so doing, that Title 18-Zoning of the Anuheim
Municipal Code not be amended to exclude the above deacribed property from the
R-1, OTIe Pamily Residential zone and to incorporate said described property in the
C-1, Neighborhood Commercial zone,
