WHBRE.4S, the City~Planning Commission did hold a public hearing at the City Hall in
the City of Anaheim on October 2, 1961 at 2:00 o'clock P.M., notice oi said
public heariug having been duly given as required by }aK and in accordance with 4he provi- ~
sions of the Anaheim Municipal Code, Chapter 18.64, to hear aaid coasider evidence for an8
against said proposed conditional uae and to iavestigate aad make fiadinga and reconmea-
dations in connection therewith; and
WF~RBAS, aaid Commission, after due iaspection,investigation, and study m~de by it-
self and in its behalf, and after due consideration of a.ll evidence and reports offered ,
at said hearing, does find and deteraine the following fac~e:
1. That the proposed use ~ p=operly one for which a Conditional Use Perait
is authorized by this Cotie, to Mit7a restaurant-hofbrau type with the sale of malt liquor. ~
2, That the proposed uae will not adverselq affect the ad,~oining land uaes aad
the growth and development of the area in which it ia propoaed to be located.
3. That the size aad ahupe of the site proposed for the use is adequate to
allow the full developmeat of the proposed use in a aanner not detrisental to the parti-
cular area nor to the peace, health, safety, and geaeral welfare of the ci4izens of the
City of Anaheim.
4. That the traffic generated bq the proposed use wi11 not impose aa uadue bur-
den upon the streeta and highways designed and proposed to earry the traffic in the area.
5. That the granting of the Conditional Use Permit under the conditions imposed,
€f any, will not be detrimental to the peace, heaitlx~ safety, and general welfare of the
citizens of the City of Anaheim.
6 Thattif the petitioner intends to dedicate to the City at a future
time the private road indicated on Exhibit No. 1, the street shall be devel-
oped in accordance with City standards with right-of-way of sixty (60) feet ,
and with turn-around property radius of fifty (50) feet.
7. That no one appeared in.oppositior. to sub~ect petition.

approves Conditional Use Permit No. 163 , upon the folloping conditions which
are herebq found to be a necesaary prerequisite to the propoaed uae of the anb3ect pro-
perty in orcler to preaerve the safety and genezal aelfare of the Ciiizena of Anaheim;

1. Development of the restaurant substantially in accordance with Exhibit `;
Nos. 1 and 2.
2. Installation of landscaping in the front twenty (20) feet of the pending
fifty (50) foot P-L, Parking-Landscaping, Zone along the frontage of
sub~ect property, .plans for said landscaping to be submitted to and sub-
,ject to the approval of the Superir.tendent of parkway Maintenance and to
be installed prior to Final Building Inspection of the hofbrau restaurant.
3, preparation of street improvement plans and installation of all improvements
for Anaheim Road in accordance with the approved standard plans on file
in the office of the City Engineer at time of development,
4, payment of $2.00 per. front foot for.street lighting purposes on Anaheim
Road at the time of development.
