A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHLIM THAT PETITIOtI FOR RECLASSIFICATION N0. 61-62-65 BE DENIED WHEREAS, the City Plenning Commission of the City of Maheim did receive e verified Petition for Recls'ssifice- tionfrom BDWARD N. and MARY ROSH, 2016 Plippen Drive, Anaheim, California, Owners; proposing reclassification of the following described property: All that certain land situated in the State of California, County of Orange, Garden Grove Sanitary District, City of Anaheim, described as follows: Lot 1 of Tract No. 2210, as shown on a Map recorded in Book 60, page 45 of Miscellaneous Maps, records of Orange County, California ; and WHEREAS, the City Plenning Commiesion did hold e pqblic heering et the Cih~ Hall in the City of pnaheim on January 8, 1962 et 2:00 o'clock P.M., notice of seid public headng hevinq been duly glvm as requlred by lew and in accocdance with the provisions of the Aneheim Municipal Code, Chapter 18.72,to heer end conaiderevl- dence for and agafnst said proposed reclessiflcation end to investigete and make findings and recommmdations in connection therewith: and WHEREAS, seid Commiasion, efter due Inspection, investlgation, and study mede by itself ond in its behelE, and r,fter due consideration of ell evidence end reports offered at seid headng, does find and determine the following fects: 2. That the petitioner propoaes a reclasaificetion of the above deacribed property from theR-1, ONB PAMILY RBSIDSNTIAL, ZONB to the G•1, NBIGHBORHOOD COMMHRCIAL, ZONE. (limited to business and pro- fessional offices only). ' 2. That the proposed reclassification of subject property is not necessary or desirable for the orderly and proper• development of the community. 3. That the proposed reclassification of subject property does not properly relate to the zones and their permitted uses locally established in ciose proximity to subject pro- perty and to the zones and their permitted uses generally established throughout the com- munity. 4. That the proposed reclussification of subject property does require dedication for and standard iroprovement of abutting streets because said property does relate to and abut upon streets and highways which are proposed to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation element of the General Plan, and that said dedication will encroach upon and reqaire the remaval of a por- tion of the existing residence~on subject property, 5, That verbal opposition by one owner of property in subject area, in addition to a petition of protest containing 39 signatures, was recorded against subject petition.
