WHEREAS, seid Commission, efter due inspection, investigation, and study mede by itself and in its behalf, and after due coasidecetion of all evidence end ceports offe:ed et said hearing, does flind aad determine the following fects: 1. That the petitioner proposes a reclassification of the ebove described pmperty fmm the R-A, RBSIDBNTIAL AGRICULTfJRAL, ZONS to the R-3, MULTIPLH FAMILY RESIDENTIAL, ZONS. 2. That the proposed reclsssificetion of subject pcopedy is necessery and/or desi~able foc the ocdecly and pro- per development of the community. 3. Development substantially in accordance witfi Hxhibit Nos. 1 and 2.yrith the provision of a 35 foot setback from Lincoln Avenue, said setback area to be provided witn landscaping of all areas not reserved for access drives or walks. 2. Installation of a six (6) :oot masonry wall or equivalent const•ruction along the east, sonth, and west bouadary line of subject proper4y. 3. Subject to the approval af Petition for Conditional Use Permit No. 192. 4. 'lreparation of street improvement plans and installation of all improvements for Lincoln Avenue, subject to the approval of the City Engineer and in accordance with the adopted standard plans on file in the office of tfie City Bngineer. 5. Payment of $2,00 per front foot for street lighting purposes on Lincoln Avenue. 6. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected as part . of the Building Permit. 7. Provision of trash storage areas as determined by the Department of Public Works, Sanitation Division, which are adequate in size, accessible to trash-truck pick-up, and adequately eaclo~ed by a solid fence or wa11, prior to Final Building Inspection. 8. Time limitation of one hundred eighty (180) days for the accomplishment of Item Nos. 4 and 5. THE FOREGOING RESOLUTION is signed and approved by me this 8th dap of January, 1962.
