SBRTES 1961-62 , A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMMENDING TO THE CITY COUNCIL uF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION NO. 61-62•-64 gE APPROVED WHEREAS, the City Plenning Commission of the City of Anaheim did ceceive a~. .,i~d ~etition foc Reclassifica- tionfrom NI1`Z and MUELLHR, a partnership, 918 West Cente.^ Street, Anaheim, California, Owners proposing reclassification of the follov~ing described ~roperty: Lot No. 105, Tract No. 1453, and further described as 625 gouth Harbor Boulevard ; and WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim on January 22, 1962 at 2:00 o'clock P.M. notice of seid public hearing having been duly given ae cequired •by lew and in,accocdance with the provisions of the Maheim Municipal Code, Chapter 18.72, to hearand considee evidence far and egainst said pioposed :eclassification end to investigate end make findings end eecommendations in connection therewith; and • WHEREAS, said Commission, aEter due inspectlon, investigation, and study mede hy itself and in its behelf, and efter due consideration of ell evidence and reports offered at said hearing, doe= find end determine the fol'.owing . facts: ' 1. That the petitioner proposes a reclassificetion of the ebove described property from the R~l, ONH FAMILY RHSIDHNTIAL, 20NB to the C-1, NBIGHBORHOOD CQMMBRCIAL, ZONB limited to business and pro~ fessional office use only. ' 2. That the proposed reclassificetion of subject property is necessary and/or desiceble [or the o:derly end pco- per development of the community. 3. Thet the proposed ceclassification of subject property does properly celate to the zones end their permitted uses locelly esteblished in close pcoximity to subject property and to the zones and their permitted uses generally estab- lished throughout the community. ' 4. That the proposed rec~.assification of subject property does require dedication for and, standard impxovement of abutting streets because said property does relate to and abut upon streets and highways which are proposed to ca=ry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation element of the General Plan. Removal of existing residential structuzes or development to commercial standards of the ex3sting buildings, and i.n either case, final buildirig plans, including elevation plans, to be submitted to the City Council for approval. . 2, Installation of a minimum six (6) foot vtide landscaped strip abutting the front propeity ~ iines of sabject property, plans for said landscaping to be submitted to aad subject to . the approva], of the Superintendent of Parkway Maintenance, and said landscaping to be in- stallecl prior to Pinal Building Inspectiori. 3, posting of a two~year bond to insure the installatbn of a s3x (6) foot masonry t~rali along ' th~ southezly boundary line of sub,jec# property where spbject psoperty a3u#s property cla~s3f3Ed in 2he R=i, (?ne Pamily.Residential, Zone. 4. Maintenance of a fifty (50) foot buiiding setback from the westerly boundary of the alley for any two-story construction on subject property and further, #hat no wfndows shall be in~talled at the rear o£ the second story of said two-story atructurea. 5, Limitation th~.t any signs, other than uniighted signs having a maximum area of eight t8) ! sauare feet, shall be submitted to the City Council for approval, i 6.
