by lew and in accordance with the provisians of the Anaheim Municipal Code, Chapter 18.68, to hear end consider
evidence for and ageinst seid proposed variance 'and to inves~igete and make findinga end recommendations 3n connec-
tion thetewith;•and
WHEREAS, seid Commisalon, aftes due inspection, investlgation, end atudy made by itself end in its behalf,
and after due consideretion of ell evidence and repods offered as said hearIng, dcea find and determine the followirtg
facta:
1. That the petiUonet requests a verimce from the Maheim Municipel Code:Section 18.24.030 (3) which
requires for subject property a twenty-five (25) foot rear yard, to permit the encroachment
of thirteen (13) feet in order to construct an a3dition to an existing single family resi-
dence.
2. That thece are exceptionel or extraordinury ci;cumetences or conditions applicable to the property involved
or to the intended use of the proQerty that dn not eoply genecally to the property or clasa of use in the seme vicinity
end zone.
3. Thet the requested veeiance is n~ceasery foe the preservation end enjoyment of a substentiel property right
possessed by other property in the seme viclnity end zone, end denied to the property in queation.
4. That"the damag~ed'~'sidewa`ik on` sutr~ect"prbperty"•~39`d~used' by an existing tree which
shovld' be checked by the paricway Maint2nance 3uperintendent and removed if necessary, If
the.tsee is removed, the damaged sidewalk will be replaced jointly by the City and the pro-

Petltion for Veriance, upon the following condlUons which are he~eby found to be e necessary precequisite to the pro-
posed use of the subject pcoperty in order to p:eserve the safety and generol welfere of the Citizens of the City of
Anaheim.
1. Development substantiaily in accordance with Bxhibit Nos. 1 and 2,
2. Removal of the existing shed and debris located in the existing rear yard of subjecf
property,
