G. VAUGHAN, 4521 Orrington Road, Corona Del Mar, California, Owner; C. P. Walker, 2824 Carlaris Road, San Marino 9, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of C8lifornia, as described in Hxhibit "A", or as follows: The west 100.00 feet of Lot 1 of Wainut Colony Tract, as shown on a Licensed Sutveyox's Map filed in Book 1; Page 14 of Re~ord of Surveys in the office of the County Recorder of Orange County, California, described as follows: Beginning at the intersection of the west line of said Lot 1 oz its norttierly extension and the center line of Katella A'venue, and running thenCe aouth along said West line 280 feet; thence east and parallel with the center line of Satella Avenue, i50 feet; thence north parallel with the west line of said Lot 1, 280 feet to a point in the center line of Katella Avenue; thence west along said centerline 150 feet to the point of beginnimg ; end j ; ; WHEREAS, the City Plansing Commission did hold a public hearing at the City Hell in the City of Aneheim on Januasy 22, 1962 at 2:00 o'clock P.M., notice of seid puhlic hearing having been duly given as requiced by lew and in accoidence with the.provisions of the Aneheim Municipel code, Chapter 18.64, to hear and conaider evidence for end ageinst seid pcoposed conditionel use snd to inve3tigate and make findings end recommendetions in connection therewith; and WHEREAS, said Commission, after due inapection, investigation, and study made by itsalf and in its behalf, end efter due consideration of all evidence and reports offered at said headng, doea fir.d end determine the following fects: 1. That the proposed :tse is properly oae for which a Conditionel.Use Pecmit is auffiorized by this Code, to wit:a self-service, coin-operated dry cleaning and pr.essing service. 2. Thet the p:oposed use will not adveraely effect the adjoining lend uses ead the grovrth and development of the area in which it is proposed to be located. 3. That the size and shape of the site pcoposed for the use is edequete to allow the full development ofthe praposed use in e menner not detrimentel to the particuler ema nor to the peace, health, sefety, end general welfere of the Citizens ef the City of Meheim. 4. '7'hat"the tYaffic'generated by the proposed use will not impose an undue burden updn lhe stieats and hi~hwa•:s designed and improved to carry the traffic in the area, 5. That the granting of the conditional use permit under the.conditions imposed, if any, will not be detrimental to the peace, health, safety and general welfare of the citizens of the City of Anaheim. 6. That under Reclassification No. 60-61-94 a bond has been posted for the installa- tion of street improvements and the impsovements are presently under construction. 7. That no one appeared in opposition to s~bject petition.
