' Rl-A ~ : . ~. : __ s:w -1- ~ ~ - ,.w.- .tj~X,:. ~::~; ~..: : -KI;i ~n __ _. jJ ; ~ ~` ;~ .~ , . ~. / ~ / NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does hereby recommend to the City Council of the City of Anaheim that subject Petition for Reclessification be approved nnd, by so doing, thet Title 18-ZonIng of the Anaheim Municipal Code be emended to exclude the ebove deacribed property from the R-A, RHSIDBNTIAL AGRICULTURAL, 20N8 and to incorporate said described property in the R-3, MULTIPLB PAMILY RHSTDBNTIAL, ZONH, upon the following conditions which are hereby found to be a necessary prerequ3site to the proposed use of the subject property in order to preserve the safety anQ general welfare nf the Citizens of Anaheim: 1. Payment of $2,00 per fiont foot ior street Iighting purposes on Vermont Avenue. 2. Instaliation of sidewalks on Vermont Avenue in accordance with the adoptc:d standard p'...ns on file in the Office of the City Engineez. 3. Repair of curbs and gutters on Vermont Avenue in accordance with the~adopted standa:d plans on file in the Office of the City Bngineer. 4, payment of a park and Recreation Fee of $25.00 per dwelling unit to be collected as part of the Building Permit. • 5. Provision of trash storage areas as determine3 by the Depart~ent of Public Works, Sanitation Division, which are adequate in size and accessible to trash-truck pick-up and adequately enclosed by a solid fence or wnll prior to Final Building Inspection. 6. Time limitation of one hundred eighty (180) days for the accomplishment of Item Nos. 1, 2, and 3, 7, Installation of a six (6) foot masonry wall along all boundary linesof subject property, except the Vermont Avenue frontage and the eastern most boundary line of subject property, where said property abuts property classified in the R-3, Multiple Family Residential, Zone prior to Pinal Building Inspection. ' 8. Provision oE ten (10) by twenty (20) foot garages in accordnnce with Municipal Code requirements. 9.
