~, ~ NOPJ, TIiErZEFORE, BE IT RE:'OLVED that the Anaheim City Planning Commission does hereby cecommend ti
to the City Council of the City of Annfteim that aub,iect Petition for Reclassification be epproved and, by so doing, {
thet Title 18-Zoning oE the Anaheim Municipa; Code be amended to exclude the above desc:ibed pmperty from the ~
R-A, RHSIDENTIAL AGRTCULTURAL, ZONE and to incorporate said lescribed property in the C-1,
NBIGHBORHOOD CQ~fMBRCIAL, ZONE, upon the following conditions which are hereb}- found to be a
necessary prerequisite to the proposed use of the subject property in order to preserve the
safety and general welfare oi the Citizeas of Anaheim:
1. Development substantia~ly in accordance wi~h Bxhibit No, 1.
2. Installation of a six (6) foot masonry wall along the east and south boundary lines of
subject property prior to Pinal Building Inspection.
3, Installation of u minimum six (6) foot wide landscaped strip abutting the planned high-
tvay right-of-way line o£ Knott Avenue on that poition of the property to be developed
at the present time, plans £or said landscaping to be siibmitted to and subject to the
approval of the Super.intendent of Parkway Maintenance, and said landscaping to be in- ;
stalled prior to Pinal Building Inspection. Austher prodided that at the time of the ?
, development of the northerly'half of subject propexty for any C-1, Neighborhood Com- i
mercial, Zone use, the six (6) foot strip of landsCaping shall be installed along the ;
highway right~of-waq lines of Orange Avenue aad Snott Avenue in accordance wittt the
above procedure. And further provided that plans for the development of said n~r•therly
portion of subject property shall be subject to the approval of the Planning Comr,~,ission. i
4, Dedication of fifty-three (53) feet from the monumented centerline of Knott Avenue '~
(30 feet existing), ~ '
5. Dedication of forty-five (45) feet £rom the monumented ceni:erline of Orange Avenue
(15 feet existing). ~
6. Preparalimn of street improvement plans and installation of all improvements for Orange `
. and Knott Avenues, subject to the approval of the City Engineer and in accordance with i
the adopted standard plans on file in the Office of the City Engineer, i
