NOW, THEREFORE, BE IT RN:~~OLVED that the Annheim Clty Plenning4C:Ommisaioa does hereby cecommend to the City Council of the City of Mebelm thet subjec~ Peti<ion for Reclessl$cation be approved and, by so doing, thet Title 1&Zoning of the Aaeheim Municipal Code be emended to exclude the above deacdbed property from the R-A, RESIQENTIAL AGRICULTURAL, 20NE and to incorpnrate said described property in the R-3, MULTIPLF FAMI~Y RESIDENTIAL, ZONE upon tne following conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheim: i. Devetopment substantially in accordance with Exhibit Nos. l, 2, 3, and 4. - 2.• Subject to the approval of Petition for Conditional Use Permit No. 189• 3. Provision of a six (6j foot masonry walt on the north, west, and south boundaries of subJect property and the provision of a six (6) foot decorative masonry wall on the east- erly property except for those areas reserved for ingress and egress to Sunkist Street and with the installation of landscapirig in the proposed planter area abutting Sunkist Street, plans for said landscaping to be submitted to and subject to the approval of the Superintendent of.Parkway Maintenance and said landscaping and walls to be installed prior to Final Building Inspection. 4. Dedication•of 45 fQet from the monumented centerline of Sunkist Street (20 feet existing). 5. Preparation of street improvement plans and installation of all improvements for Sunkist Street, subject to the approvai of tne City Engineer and in accordance with the•adopted standard plans on filP in the Office of the City Engineer. 6. Payment of 2.00 per front foot for street lighting ~urposes on Sunkist Street. 7. Provision o~ a five (5) foot utility easement along the nbrtherly and southerlX boundaries of subject pruperty to adequatel~ serve the subject property and other properties at the time of the installation of service facilities. 8. Payment of a Park and RecYeation Fee of $25•00 per dwelling unit to be collected as part of the Building Permit. 9. Provision of trash storage areas as determined by the Department of Public Works, Sanitatior Division, which are adequate in size, accessible to tr,:sh-truck pick-up, and adequately enclosed by a solid fence or wall, prior to Fir.sl Building Inspection. 10. Provisiona for the adequate drainage of subjec~ property subject to the approval of the , City_Engineer, prior to Final Building Inspection. 11. Provision of an eight (8) foot utility easement. along the westerly boundary of subject prop~rty to adequatety serve the subject property and other properties at the time of the ~nstallation of service facilities. 12. Time limitation of one hundred eighty (180) days for the accor~plishment of Item Nos. 4, . 5, and 6. THE FOREGOING RESOLUTION is signed and approved by me this 5th day of February, 1962.
