Hart, 12021 Westminister Avenue, Santa Ana, California, Agent; proposing reclassification of the following described property; Lot 35, Block B of the Lorelei Tract, and further described,as 124 South Bush Street, Anaheim, California. • ' ; and WHEREAS, the City Plenning Commission did hold a public headng at the City Hall in the City of Meheim on Pebruary 5, 1962 at 2:00 o'clock P.M. notice of aeid public heedng having beea duly given es required •by lew and in accordance with the pmvisiona of the Meheim Municipal Code, Cheptet 18.72, to heee and consider evidence for end against said ptoposed reclassipcotion and to investigete and meke findings end recommendetions in connection themwith; end WHEREAS, seid Commission, efter due inspection, investigetion, and study mede by itselE end in its behelf, and efter due considewtion of ell evidence ead repods offaed et rsaid hearing, does find end detetmine the followIng feots: ' 1. That the petitloner proposes a reclessification of the ebove deacdbed propeety from the R-1, ONE FkMILY RfiSIDENTIAL, ZONE to the R-3, MULTIPLE FAMILY RESIDENTIAL, ZONE. 2. That the pmposed reclasaificetion of subject propedy is necessery end/or desireble for the orderly end pro- pet development of the comm~ulity. 3. Thet the ptoposed reciesslfication of subjeot property doea properly relete •to the zones and ~ theit pecmitted usea locelly established in close proximity to subject property end to the zones and their permitted uses genetelly eatab lished throughout the community. Development substantially in ac:;,rdance with Exhibit Nos. 1, 2, and 3, 2. Installation of a six (6) foot masonry wall along the northerly boundary of subject property where subJect property abuts property classified in the R-1, ONE FAMILY RESIDENTIP.L, ZONE, 3. Payment of $2.00 per front foot for street lighting purposes on Bush Street. 4. Payment of a Park and Recreation Fee of $25.OA per dwelling unit, to be collected as part of the Building Permit. 5. Provision of trash storage areas as determined 'ey the Department of Public Works, Sanitation Division, which are adequate in size, accessible to trash-truck pick-up, and adequately enclosed by a soltd fence or wall, prior to Final Buiiding Inspection. 6. Time limitation of one hundred eighty (180) days for the accomplishment of Item No. 3. THE FOREGOING RESOLUTION is signed and approved by me this 5th day of Pebruary, 1962. .
