A RESULUTION OF THE CITY.PLANNING CON[MISSION OF THE CITY OF ANAHEIM
RECOMMENDING TO THE CITY COF.INCIL OF THE C1TY OF ANAHEA'I THAT

WHEREAS, th~e City Planning Commission of the City of Ant+heim did teceive a vedfied Petitlon for Recles'siflice-
tion from DR. LS ROY 0. SCHULTZ, Golden Queea fditx^_, biojave, California, Owner; Theodore B.
Pearson, 1855 West Elm Avenue, Anaheim, California, Ageat; proposing reclassification of
the following described property: Lot No. 24 of Tract No, 796

WHEREAS, the City Pleaning Commission did hold a public headng at the City Hall in the Ciry of Anaheim on
February 5, 1962 at 2:00 o'clack P.M. aotice of aeid public headng heving bemi duly given as required •by
law and in accordeace with the provisions of the Maheim Municipal Code, Cheptet 18.72, to heat: end consider evidence
for and against seid ptoposed reclassiHcetion and to investigate end meke findings ead recommendetions in connecGoa
therewith; and
WHEItEAS, said Commission, efter due inspection, investigation, end study mede by itself ead in its behalf, end
after due consideration of ell ~vidence end reports oFfered at setd headng, does find and determine the following.fects:
1. That the petitioner pmpoaes a teclassifica;ian of the above descrlbed pmperty fcom the R-A, RES I DENTIAL
AGRICULTURAL, 20NE to the R-l, ONE FAMILY RESIDENTIAL, ZONE.
2. '*hat the proposed reclassificetion of subject prooerty is necessary and/or desireble for the ocderly end pro-
per development of the community. ' ;~
3. That the proposed reclessiflcation of subject property does properYy relate to the zones and~their pecmitted '~
uses locally established in close pmximiry to subject property and to the zones ead theIr permitted uses generally estab-
lished throughout the community. . >`~
4. 7hat the proposed reclassification of subject property does not require dedication ~
for and standard improvement of abutting streets hecause said property daes relate to and :;Y
abut upon streets and highways which are improved to carry the type and quantity of traffic, ~
which will be generated by the permitted uses, in accordance with the circulation element

'' NOW, THEREFORE, BE IT R OLVED thet the Aaaheim City Plenning~ ~mmission 3ues hereby recommend
* to the City Council of the City of, Aneheim that subject Petition for Reclassification be epproved end, by so doing,
thet Title 1&Zoniag of the Aneheim Municipal Code be ameaded to exdude the above described pmperty from the
R-A, RESIDENTIAL AGRICULTURAL, ZONE and to incorporate said described property in the R-l,
ONE FAMILY RESIDENTIAL, ZONE upon the following conditions which are hereby found to be a
necessary prerequisite to the proposed use of the subject property in order to preserve the
safety and general welfare of the citizens of Anaheim:
1. Development substantially in accordance with Exhibit Nos. l, 2, 3, 4, 5, 6, 7, 8, and 9 with
the revision of Elevations of Plan A and B to provide for wood shingle or shake roofs.
2. Recordation of Rec~rd of Survey Map in accordance with the Record of Survey submitted by
the petitioner, prior to issuance of the Building Permit.
3. Payment of a Park and Recreation Fee of $25.00 per dwelling unit, to be collected as part
of the Bui lding Permit. '
4. Sub~ect to the approval of Petition for Variance No. 1444.
