That the peti4ioner cequests a ve:iance from the Aneheim Municipal Code: Section 18 0 24 0 030 (3) to permit an encroachment of 18~ feet into the required rear yard in order to construct a room addition to an existing single family residenceo 2. That the:e ere exceptional or extreocdinary circumstances or conditions applicable to the p:operty involved or to the intended use of the pcope~ty that do not agply genereliy to the proper!y or cless of use in the seme vicinity aad zone. 3. That the cequested variance is necessary for the preservation and enjoyment of e substantiel property right possessed by other pcoperty in the same vicinity and zone, end denied to the property in question. 4.
