A RESOLIITION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEDN
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION NO. 6I-62-79 HE APPROVED
WHEREAS, the City Plenning Commission of the City of Maheim did ceceive a verified Petition for Reclas'siflica-
tionfrom ~WARD J. and HEI.HN J. FISHFR, 11101 Orange Park Boulevard, Orange, California,
Owner; Bill T. Asawa 925 South Beach Boul~vard, Anaheim, California and Ray Mercado, 13016
Euclid Avenue, Garden Grove, California, Agents; proposing reclassification of the following
described property: Legal description marked Hxhibit "A", attached hereto, incorporated in
file of subject petition and referred to herein as though set forth in full
; and
WHEREAS, the Ciry Plenning ComR~ission did hold e public hearing et the City Hell in the City of Anaheim on
February 19, 1962 at 2:00 o'clock P.M. notice of seid public hearing heving been duly given as tequiced•by
law and in eccordence with the provisions of the Aneheim Municipel Code, Chepter 18.72, to hear end cons3der evidence
for end egeinst said pioposed reclassification and to investigete and meke Gndings and cecommendations in connection
therewith; and •
WHEREAS, said Commission, aEter due inspection, investigation, and study mede by itself end in ita behelf, end
eftet due consideretion of all evidence and reparts offered at said hearing, does find and detecmine the following fects: '
1. Thet the petitioner proposes e reclassificetion of the above described property from the R-A9 RESIDENTIAL
AGRICULTURAL, ZONE to the R-3, MULTIPLE FAMILY RESIDENTIAL, and the C-3, HEAVY COMMERCIAL,
ZONES. •
2. That the reclassification of Parcel Noo 2 to the R-3, MULTIPLE FkMILY RESIDENTIAL,
ZONE of subject property is necessary or desirable for the orderly and proper development of
the community.
3. That it is hereby recommended that the proposed reclassification of Parcel No. 1
to the C-3, HEAVY CONfMERCIAL, ZONE be denied, that said Parcel No. l remain in the R-A,
RESIDENTIAL AGRICULTURAL, ZONE and that the establishment of a service station on said
Parcel No. 1 be established under the conditions of Conditional Use PArmit Noo 2030
4o That the recommended reclassification of sub~ect paoperty does properly relate to the
zones and their permitted uses locally established in close proximity to subject proper~y
and to the zones and their permitted uses generally established throughout the communityo
5o That the recommended reclassification o£ sub~ect property.does require dedication
for and standard improvement of abutting streets because said property does relate to and.
abut upon streets and highways which are proposed to carry the type and quantity of traffic,
which will be generated by the permitted uses, in accordance with the circulation element
of the General Plano

NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does he:eby cecommend
to the City Council of the City of Aneheim thnt •the reclassificati'on of Parcel Noe 1 of the sub~ect
property of Petition for.:Reclassification Noo 61-62-79 to the C-3, HEAVY COMMERCIAL, ZONE be
denied, and that the reclassification of Parcel Noo 2 of subject property of Petition for
Reclassification Noe 61-62-79 to the R-3, MULTIPLE FAMILY RESIDENTIAL, ZONE, be approved,
subject to the following conditions:
lo Development substantially in accordance with Exhibit Noso 1, 2, and 3 subject to the
written approval of the Fire Chief of the Anaheim Fire Departmento
2e Subject to the approval of Petition for Conditional Use Permit Noo 203 for the estab-
