A RESOLUTION OI' THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT 203 BE GRANTED
WHEREAS, the City Planning Commissnon of the City of Aneheim did receive a veriEied Petition for Conditionel
Use PermitErom BDWARD J, and HELEN J. PISHER, 11101 Orange Park Boulevard~ Orange, Califor-
nia, Owners; Bill T. Asawa, 925 South Beach Boulevard, Anaheim, California and Ray Mercado,
13016 Buclid Avenue, Garden Grove, California, ~lgents of certain real property situated in
the City of Anaheim, County of Orange, State of California, as described in ExY~ibit "A" or
~ as follows; Legal description marked Hxhibit "A", attached hereto, incorporated in file
of subject petition and 'referred to herein as though sei forth in full
; and
, WHEREAS, the City Planning Commission did hold a public hearing at Lhe City Hall in the City of Aneheim on
February 19, 1962 at 2:00 o'clock P.M., notice of said public headng having been duly given as required by
lew and in accoidance with the provisions of the Aneheim Municipal code, Chapter 18.64, to hear and consider evidence
for end against eaid ptoposed conditional use anb to investigate and meke findIngs and recommendetions in connection
therewith; end
WHEREAS, said Commission, aEter due inspection. iavestigetion, end study mede by itself and in its behelf, and
efter due consideration of aIl evidence and reports offered at said heering, does find and deterenine the following facts:
1. Thet the proposed use is p:operly one for which a Conditional.Use Permit is authorized by this Code, Yo
wit: a plar~ned unit development on Parcel No. 2 of subject property and a service station
on Parcel Noo 1 of =+~bject propertyo
2. That the pmposed use will not adversely affect the adjoining land uses end the growth end development of
the area in which itis proposed to be located.
3. Thet the size end shepe of the site proposed for the use is adequate to allow the full devclopment of the
proposed use in a manner not detrimental to the padiculer area nor to the peace, health, sefery, ertd generul welfere
of the Citizeng of the City of Aneheim.
4. That the traffic generated'by the proposed use will not impose an undue burden
upon the streets and higHways 'de'signed and proposed~~~o~-cany the traffic in the area.
5. That the• granting~of the Conditional Use Permit under the conditions imposed,
if any, will not be detrimental to the peace, health, safety, and general welfare of the
citizens of the City of Anaheima
6o That the specific waiver~of Code Sections 18032~080 (2 and 3), side and rear yard
.requirements~ and Code Section 1II~32o060, height limitations, is hereby deemed necessary
in order to develop subject property in accordance with plans presented, said waiver
permitted under the ~uthority governed by Section 18a64a070 of the Anaheim Municipal •

7. That no one appeared in opposition to subject petition and verbal support by two

Pe:ition for Conditlonal Use Permit, upon the following conditions which are hereby found to be a necesse g~ant subject
to the proposed use oE the subject property in order to preserve the ~sefety and general welface of the CitIze sqof9the

lo Development substantially in accordance with Exhibit Nos. 1, 2, and 3 subject to the
written approval of the Fire Chief of the Anaheim Fire Departmento '
2o Provision of a six' (6) foot masonry wall along the west, north, and 209 foot portion
of the easterly boundary line prior to Final Building Inspection.
' 3o Dedication of 53 feet from the monumented centerline of Knott Avenue,
4o Dedication of 45 feet from the monumented centerline of Orange Avenue (40 feet existing)o
5o Preparation of street improvement plans and installation of all improvements for Orange
