Exhibit ~~A~~ or as ~follows: Lot No. 20 and Lot No. 22 of Tract 796 ; and WHEREAS, the City Planning Commission did hold a public heering at the City Hall in the City of Anaheim on A p r i 1 10 , 19 6 2, at 2:00 o'clock P.M., notice of seid public hearing having been duly given es required by law and in accordence with the provisions of the Aneheim Municipel code, Chapter 18.64, to hear and consider evidence for and against said proposed conditional use and to investigate and mske findings and recommendetions in connection thetewith; and WHERF.AS, seid Commission, after due inspection, investigation, and study made by itself end in its behelf, and after due consideration of all evidence end reports offered et seid hearing, does find an~ 'a'etermine the following facts: 1. Thet the proposed use is pcoperly one for which a Conditionel.Use Permit is euthorized by this Code, to wit: to permit the establishment of a SINGLE FAMILY PLANNED UNIT DEVELOPMENI'. 2. That the proposed use will not advecsely affect the adjoining lend uses and the growth and development of the area in which it is'proposed to be located. 3. '~7~at the size and shape of the site proposed for the use is adequate to allow the full development of the proposed use in a manner not detrimentel to the perticuler areo nor to the peece, health, sefety, and generel welfare of the Citizens of the City of Meheim. 4. That the granting of the Conditional Use Petmit under the conditions imposed, if any, will not he detrimentel to the peace, health, sefety, and general welfare of the Citizens of the City of Anaheim. 5o That the traffic generated by the proposed use will not impose an undue burden upon the streets and highways designed and improved to carry the traffic in the area. 6o That no one appeared in opposition to the subject petition. Substantially in accordance with revised plans submitted April 16, 1962 as Exhibit Nose 1 and 2e ~ 2. Dedication of 32 feet from the monumented centerline of Orange Avenue (30 f eet existing). 3o Preparation of street improvement plans and installation of all improvements for Orange Avenue and Webster Avenue, subject to the a~proval of the City Engineer and in accord- ance with the adopted standard plans on f ile in the Of:ice of the City Engineer. 4. Payment of $2.00 per front foot for street lighting purposes on Webster Avenue. 5. Payment of a Park and Recreation Fee of $25.OQ per dwelling. unit, to be collected as part of the Building Permit. 6. Provision of trash storage areas as determined by the Department of Public Works, Sanitation Division, which are adequate in size, accessible to trash-truck pick-up, and adequately enclosed by a solid fence or wall, prior to Final Building Inspection. 7. Time limitation of one hundred and eighty (180) days for the accomplishemnt of Item Nos. 1, 2, 3, and 40 8. Provision of a six (6) foot masonry wall along the easterly boundary of subject property, prior to Final Building Inspection.
