WHEREAS, said Commisaion, eft.er due inspection, invesflgetion, end study mede by itaelf oad ia its behalf,
and efter due consideration of ell evidence and repods offered at said heering, does find and dete~mine tha following

1. That the petitioner proposes a ceclessificetion of the ebove deacrlbed pmpetty from the R-A~ RL•SIDENTIAL
AGRICULTURAL, ZONE to the C-1, NEIGHHORHOOD COM1RVfERGIAL and the C-3, HEAVY COMMERCIAL, 7ANES
to permit the development of a commercial establishment on sub,ject property.
2. That the proposed reclassification of subject prqperty is not necessary or desirable
fos the orderly and propei development of the.co~nunity.
3. T'hat a letter dated February 19, 1962{ from the attorney for the petitioners and
owners of Parcel 3 requesting that subject property, namely Parcel 3, be withdrawn from sub-
9ect reclassification in order .that subject praperty, namely Parcel 3 may be developed for
M-1, LIGHT MANUFACNRING USE.
4. That one person appeared before the Commission, and that a letter from the city of
P?_acentia was received in opposition to s;~b3ect petition.
5. That in accardance ~rith Recommen~iation No. 9, page 33 of the "Industrial Areas Anal-
ysis", subject petition, if approved, would permit the establishment of retail commercial
uses for which there appeared to be little e~:onomic support.
