' 1. Provision that the proposed office building be used as a business c+ff ice by the owr;er of the propOSed motel, and that no real estate off ice be ~llorred in said off ice building, ttiat an identificatidn sign for said office building be no largar than two (2) feet by four (4) feet and that signs for said mntel be in accoadance with code requirements. 2~ Development substantially in accordance with Exhibit Nos. 1 and 2, with the exception that the twa driveways revising the northerly portion of subject property shall be connected in order to provide adequate circulation for automobilesy trash-trucks, and f ire trucks; ;I said driveways to be subject to the approval of the Fire Department. 3~ Installation of landscapinq in the twenty (20) foot setback from the planned highway right-of-way line of Katella Avenue; plans f or said landscaping to be submitted to and sub- ~ect to the approval of the superintendent of Parkway Maintenance, and said landscaping to be.installed prior to Final Building Inspection. 4. Dedication of ~ixty (60) £eet from the monumented centerline of Katella Avenue (forty (40) feot exlsting). ` 5a Preparation.of 'street improvemeht plans and installation of all improvements for Katella~ AyenueK subject to the appraval of the Citg Engineer and in accardance with the adopted stand- arcl plans on file in tMe Off ice of the City Engineer. 6~ Payment of $2a00 per front foot for street lighting purposes on Katella Avenue. 7. Provision of tresh storage areas as determined by the Department of Public Works9 San- _ itetion Division, which are adequate in sizey accossible to trash-truck pickup; and adequately enclosed by a solid f ence or wall, prior to Final Building Inspection.• 8, Access drives shall be a minim~ of twenty-one (21) feet in.width with adequate angl~ ; cutoffs provided; or a minimwn of twenty-eight (28) feet in width if no anqle culoff s are : prnvided and in all cases, shall have a minimum vertical clea*ance of fourteen (l4) feet. 9d Installation of f ire h~Yd:ants as determined to be necessary by the City of Anahetm Fire Marshall to provide adequatefire protection. 10.
