IRWIN, 5230 Clark Streett Suite 11, Lakewood, California, Agent of cer- tain real property situated in trie City of Anaheim, County of Or~nge, State of California as follows, Lot Nosa 236 and 237 in T•ract 2377, and further described as• 901 thru 957 South Euclid Avenue, Anahe,im, California ; and WHEREAS, the Clty Plenning Commission did hold e public headng at the City Hell in the City of Anaheim a~ May 26f 1962, at 2:00 o'clock P.M., notice of said public hearing heving been duly given as required by law end in eccocdence with the provisions of the Aneheim Municipel Code, Chapter 18.68,to hear and consider evidence for end egainsQ eaid proposed varience and to invesiigete end make findings and cecommendations in conneo- tion therewith; •and WHEREAS, said Commission, after due inspectian, investigation, and study made by itself and in its behelf, and after due conside:ation of all evidence and reports offered as seid hearing, does find and determine t}~e following facts: . 1. That the petitioner requests e variance fcom 4he Aneheim Municipal Code: Ordinance No. 1046 to establish,. customer and service parking on 72.3 % of subject property. 2. That there are exceptionel or extraordinary ciecumstences or conditions epplicoble to the pcopecty involved or to the intended use of the property that do not epply generelly to the pmperty or class of use in the same ~icinity and zone. 3. Thet the requested ver:ence is necessary Eor the preseivation and enjoyment of a substantiel property right possessed hy other properry in the seme vicinity aad zone, and denied to the propecty in questian. 4. That the requested varience will not be meterially detrimental to the public welfete or injueions to the pmp- e~y or improeements in such vicinity and zone in which the propecry is located. ' S. De~ication of fifty-three (53) feet from the mofl~mented centerline of Ball Road and Euclid Avenue (50 feet existing). 2. Provision of trash storage areas as determined by the Department of Public WoTks, Sanitation Division, for the entire shopping center, wh~ch are adequate itr size, accessible to..trash-truck pickup, and adequately enclosed by a solid fence or wall, prior to Final Building Inspectior~. 3. Provision of parking facilities which conform to the open-air parking space dimentions adopted by the Planning Commission and on f ile with the Planning Department. 4. Provision for a miniminn five (5) foot setback on the Beacon Street right-of-way, with the installatian of f ive (5) foot landscaping on the Beacon Street frontage of subject property, plans for said landscaping to be submitted to and subfect to the approval of the Superintendent of Parkway Maintenance, and said landscaping to be installed prior to Final Building Inspection. 5. Provision for revised plans to be submitted to the Architectural Control Committee indicated elevations for the rear of said building with a decorative three and one-half (3~) foot block wall and overhang on the north side of Beacon Street.
