A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PEi'iTION FOR VARIANCE NO. 1485 BE GRANTED
WfiEREAS, the City Plenning Commission of the City of Maheim did ~eceive a verlfied Petition for Vadance
from DR. ELMER F. and FRANCIS GOOEL~ 1016 Chevy Chase Drive, Beverly Hills, California, Ov;,er:t
MR. R. R. YDUNG; 5400 East Olympic Boulevard, Los Angeles 22, California, Agettt of certain real
property situated in the City of Anaheime County of Oranae, State of Califos~ia, as follows;
Lot No. 7 and part of Lot ho. 6(westerly 8') in the tnterprise Tract, and further described
as 524 West Lincoln.Avenue, Anaheim, California

by law end in accordence with the p:ovisiona of the Aneheim Municipal Code, Chapter 18.68,to hear and consider
evidence for end ageinst said proposed vatiance and to investigete end make findings and recommendationa in connec-

and after due conside:etlon of ell avidenc~ end reports offered es seid headng, does find end determine the following
facts:
1. That the petitioner req~uesta e veriance from the Aneheim Municipel Code: SeCtiOn 18.44.010 t0 establish
a brake and alignment service with miiffler installation on subJect property and Section 18.44,030
(5) to permit the provision of parking facilities in accordance with plans.
2, That there ere exceptional or ~xteaordinary ci~cumstenceA or conditions appllcable to the propecty involved
or to the intendPd use of the property that do not apply generally to the pmper[y or class of use in the seme vlcinity
and zone.
3. That the cequested varience ia neceasary for the preservetion and enjoyment of a substentiel property dght
poasessed by other property in the seme vicinity and zone, end denied to the property in Gveation.
4. Thet the requested varience will not be materially detrimentel to the public welfete or injurious to the prop-
erty or impcovements in such vicinity end zone in which the property~ is loceted.
' S. That the requeated variance will not edversely effect the Cotiprehensive Generel Plan.
6. That due to the close proximity of an R-2, two family area abutting-to the w.est and
sout~ of subject property all work should be confinc:d under cover.
7. That no one appeared in opposition to sub~ect petition.

~ NOW, THEREFORE, BE IT It~SOLVED that the Aneheim City Planning~Gommission does hereoy grent subject
Petition for Variance, upon the following condltions which ate heceSy found to be a necessary precequisite to the pro-
posed use of the subject propecty in order to preserve the sefety end general welfare of the Citizens of the Ciry of
Mahelm.
1. Aevelopment substantially in accordance with Exhibit Nos. 1 and 2 except as amended
herein, and the provision that standard parking requirements shall be waived.
2. Provision of trash storage areas as determined by the Department of Public Works,
Sanitation Divisiorr9 which.axE adequate in size, accessible to trash-truck pickup, ~nd
adequately enclosed by a solid fence or wa11Y prior to Final Building Inspection.
3. .Revised plans shall be submitted to the Planning Depar.tment indicating that Lift
has been enclosed in the structure, that present structure has been extended to the south
to enclose said Lift and that the removal of and installation of mufflers shall be conf•ined;
to the enclosed structure as extended to the south.
